Trammell Crow’s High Street Residential, Third & Urban Break Ground on Hillcrest Mixed-Use Development in Sandy Springs
SANDY SPRINGS, Ga. — High Street Residential, the residential subsidiary of Trammell Crow Company, and its partner Third & Urban have broken ground on Hillcrest, an 8.1-acre mixed-use development in Sandy Springs, Georgia, according to a company announcement. All portions of the project are expected to be delivered by the end of 2027.
Mixed-Use Project Combines Multifamily and Retail Components
The Hillcrest development will include 362 apartment units, 30 for-rent townhomes, and more than 19,000 square feet of retail space integrated around a central greenspace plaza. The project is located adjacent to the $230 million City Springs development on land previously owned by The Sandy Springs United Methodist Church.
Residential and Retail Features
The multifamily portion will consist of a three- to five-story apartment building with a parking garage providing over 100 public spaces for city events and retail visitors. Planned amenities include a rooftop pool and clubroom, golf simulator lounge, private movie screening room, sauna, fitness center with Pilates studio, dog park, and a café-inspired workspace. The townhomes will feature two- and three-bedroom layouts with two-car garages and rooftop patios.
Third & Urban will oversee the retail component, which will include a mix of high-end and casual restaurants and community-focused retailers centered around a public plaza designed for events. The firm’s portfolio includes projects such as Common Ground (with New Realm Brewing), Westside Paper, Armour Yards, a retail district in Virginia-Highlands, and the former Corporate Square campus in Brookhaven.
Location and Connectivity
Located next to the City Springs complex—which includes Sandy Springs City Hall, a performing arts center, a four-acre park, and multiple dining and shopping options—Hillcrest is expected to enhance walkability in the area. The site is also within a mile of more than 2 million square feet of existing retail space, including four grocery stores.
Project Timeline
According to the announcement, all components of the Hillcrest mixed-use development are scheduled for completion by the end of 2027.
