Transwestern Investment Group Sells 393,000-SF Industrial Warehouse in California's Inland Empire

Transwestern Investment Group has sold San Bernardino I, a 392,983-square-foot Class A industrial warehouse located in the Inland Empire East submarket of San Bernardino, California, the firm announced May 19.

The asset was developed in 2019 through a joint venture among Transwestern Development, Transwestern Investment Group, and a separately managed account client. Financial terms of the transaction, including sale price, buyer identity, cap rate, and price per square foot, were not disclosed.

Property and Location Details

San Bernardino I sits within the San Bernardino/Cajon submarket and offers direct access to major interstate highways. The facility is also positioned in proximity to Ontario International Airport and the Ports of Los Angeles and Long Beach, as well as what the firm described as a "deep, qualified labor pool."

Executive Commentary

"The transaction reflects the quality of the development and its strategic positioning," said Jim Elsener, Director, Asset Management at Transwestern Investments. "In markets like the Inland Empire, well-located industrial assets continue to see sustained demand."

Occupancy at the time of closing was not disclosed in the announcement.
