Transwestern Wins Leasing and Property Management Assignment for 171,150-SF Class A Office Building in Houston's Galleria Area

HOUSTON — Transwestern has been selected by DML Capital to provide leasing and property management services for 1800 Bering, a 171,150-square-foot, Class A office building located at 1800 Bering Dr. in Houston, the firm announced March 24, 2026. The assignment follows DML Capital's acquisition of the property and builds on an existing relationship between the two firms.

Office Real Estate Assignment Details

The leasing team for the office real estate assignment is led by Transwestern Senior Vice President Louann Pereira, alongside Jack Scharnberg and Doug Little. Transwestern is also launching a new marketing campaign and strategic leasing program for the property, which will include speculative suites designed to serve professional services firms.

"1800 Bering is a best-in-class building in one of Houston's most desirable pockets of the market," Pereira said. "Our team has had tremendous success within this submarket, and we're excited to partner with DML Capital once again to elevate the tenant experience and drive long-term value for this exceptional asset."

The property currently sits at 83.2% occupancy. Notable tenants include Hendershot Cowart PC, Mariner Wealth Advisors, Alamo Title Company, and Houston Premier Dermatology.

Property Location and Amenities

Situated in the Galleria/Uptown submarket, 1800 Bering offers direct access to the 610 West Loop, I-10, and I-59. The building features modernized conference rooms, a micro market and lounge, and an outdoor patio. The property is surrounded by upscale residential neighborhoods and offers proximity to the Galleria/Uptown area.

DML Capital's Real Estate Acquisition Strategy

The acquisition of 1800 Bering reflects DML Capital's stated focus on value-add office and retail assets. The Sugar Land, Texas-based private equity firm, founded in 2012, currently manages more than 2 million square feet of space with assets under management exceeding $500 million. The firm's investment approach centers on identifying assets with opportunities for value enhancement and repositioning.

The 1800 Bering assignment is the second leasing mandate DML Capital has awarded to Transwestern in recent months. In the fourth quarter of 2025, DML Capital selected Transwestern to handle leasing at 4265 San Felipe, a nearby office property.
