Triten Real Estate Partners Sells 358,000-SF Industrial Warehouse in Northwest Houston to Ares Real Estate

HOUSTON — Triten Real Estate Partners, a Houston-based national real estate investment, development and operating company, has sold Fairbanks Northwest Distribution Center, a two-building, Class A warehouse and distribution asset totaling approximately 358,000 square feet in Houston's northwest submarket, the firm announced April 15, 2026.
An Ares Commercial Real Estate fund acquired the industrial asset, which was 80% leased at the time of the transaction. Marq Logistics, described as Ares' vertically integrated global logistics real estate platform and a leader in the development and operation of modern logistics facilities, will manage the property going forward. Financial terms of the transaction were not disclosed.
Property Details
Located at 7810 Fairbanks North Houston Road, the site offers convenient access to Highway 290 and proximity to Houston Beltway 8, providing tenants with regional and international distribution connectivity. Triten Real Estate Partners designed and developed the property with a focus on operational efficiency, flexible warehouse configurations, and scalable space.
A distinguishing feature of the development is that each tenant is provided with dedicated trailer parking — a feature the firm noted is increasingly rare in the market. Triten said the project was designed to maximize site density without compromising functionality.

Northwest Houston Industrial Market
Houston's northwest industrial submarket has seen rising demand from e-commerce, distribution, and light manufacturing tenants. According to Triten, the property's specifications and site selection contributed to strong lease-up velocity and attracted interest from institutional capital.
Transaction and Brokerage Details
Triten Real Estate Partners was represented in the sale by JLL's Trent Agnew, Charlie Strauss, Lance Young, and Brooke Petzold.
Post-acquisition, Marq Logistics — which Ares describes as its vertically integrated global logistics real estate platform and a leader in the development and operation of modern logistics facilities — will assume property management responsibilities for the two-building industrial complex.
