Trumark Homes Acquires 183 Finished Single-Family Lots at Mandalay Bay in Oxnard, CA

Trumark Homes, a Western U.S. homebuilder, announced April 14, 2026, that it has purchased 183 finished single-family homesites at Mandalay Bay, a master-planned community adjacent to Mandalay State Beach in Oxnard, California. The acquisition marks the company's return to Oxnard and expands its footprint along California's Central Coast.
The new community, to be called Breakwater at Northshore, will be situated within the broader 90-acre, 292-home Mandalay Bay master-planned development in Ventura County. No purchase price or financing terms were disclosed.
Community Design and Home Details
Breakwater at Northshore will comprise two distinct neighborhoods — Tide and Drift — offering eight floor plans ranging from 2,614 to 3,948 square feet on 5,000- and 6,000-square-foot lots. Home designs will feature open living areas with options for offices, lofts, elevators, and outdoor entertaining areas, as well as rooftop decks intended to capture ocean and mountain views.
Model construction is scheduled to begin in May 2026, with sales anticipated to open in late 2026. Pricing and additional home details have not yet been announced.

Master-Planned Community Amenities and Location
The Mandalay Bay master-planned community is designed to include multiple parks and gathering spaces, a public bike and walking path along the Edison Canal, and more than 15 acres designated as environmentally protected open space. Residents will have direct access to Mandalay State Beach, as well as proximity to shops, restaurants, entertainment venues, and marinas in Oxnard.
Oxnard is located between business centers and recreational destinations in Ventura, Los Angeles, and Santa Barbara counties. The city is also known as the host of the annual California Strawberry Festival at the Ventura County Fairgrounds.
