Urban Partners, Granitor Form JV to Acquire 223 Senior Homes in Sweden
STOCKHOLM — December 8, 2025: Urban Partners, through its latest NSF fund, has established a joint venture with Granitor and Justim to acquire and develop 223 senior housing units across Höganäs and Sigtuna, Sweden, the firms announced. The partnership aims to strengthen the supply of modern, high-quality living environments for seniors.
JV Acquisition and Development Details
The joint venture includes two transactions totaling 223 senior homes. The first involves three senior housing properties in Höganäs, comprising 132 apartments. One property is already operational, while two others are under development and scheduled for completion in the second quarter of 2027. The second transaction covers a 91-unit senior housing project in Sigtuna, acquired from Bonava. That property, located in the Sigtuna Stadsängar district, is expected to be completed in the fourth quarter of 2027.
Strategic Aims
According to Urban Partners, the joint venture seeks to address the growing demand for adapted housing for an ageing population. The collaboration combines Urban Partners’ investment expertise, Granitor’s development capabilities, and Justim’s operational management experience. Financial terms of the transactions were undisclosed.

Peter Syrén, CEO of Granitor Properties, said the collaboration will help address the need for housing that supports safety, accessibility and social interaction among older residents. “This partnership enables us to contribute our development expertise and create new, sustainable living environments where the need is greatest,” Syrén said.
Outlook
Justim will act as the operating partner responsible for management and collaboration with municipalities, while Urban Partners and Granitor will provide long-term ownership and development oversight. The projects in Höganäs and Sigtuna are expected to form the foundation for further senior housing initiatives in Sweden.
