Monarch Alternative Capital Completes Sale of Eight-Property Seniors Housing Portfolio With Evercore Advisory

Monarch Alternative Capital has completed the sale of eight seniors housing communities totaling more than 1,100 units, closing out a portfolio it began assembling in 2021 during the COVID-19-era disruption in the seniors housing sector. Evercore served as financial advisor on the 2026 transactions.

The eight communities span the full continuum of care, encompassing independent living, assisted living, and memory care. The properties were sold through a series of transactions to a combination of buyers, including a publicly traded healthcare real estate investment trust and a real estate private equity firm.

A COVID-Era Acquisition Strategy Reaches Exit

Monarch, a global investment firm with approximately $17 billion in assets under management, began acquiring the portfolio in 2021, citing dislocation in the seniors housing industry brought on by the pandemic. The firm sourced a negotiated recapitalization from existing capital partners who were seeking liquidity as the pandemic created acute pressure among owners.

Monarch said it was positioned to move quickly on the opportunity in part because of a prior commercial real estate relationship with an affiliate of the portfolio's operating partner, which the firm said allowed it to be viewed as a reliable capital partner capable of providing speed and certainty of execution.

As the seniors housing sector recovered and investor interest in the asset class increased, Monarch launched competitive sale processes for the portfolio, ultimately executing the dispositions across multiple buyers rather than a single portfolio transaction.

Portfolio Scale and Asset Mix

The eight communities collectively exceed 1,100 units and cover the three primary care segments of the seniors housing market: independent living, assisted living, and memory care. Monarch's seniors housing activity has previously included joint ventures tied to the American House brand, with portfolios concentrated in Florida, Michigan, Ohio, and Illinois.

The split-buyer outcome — with a publicly traded healthcare REIT and a private equity firm each acquiring portions of the portfolio — reflects the competitive demand environment for institutional-quality seniors housing assets that Monarch cited as a factor in its decision to pursue sales.

Evercore's Role and Transaction Structure

Evercore advised Monarch on the 2026 transactions. The sale was structured across multiple tranches with different buyer types rather than through a single-buyer process.

Monarch described the outcome as consistent with its approach of investing in complex situations, providing differentiated capital solutions, and creating value through active ownership and disciplined execution across the full investment cycle.
