Urban Partners Sells 218-Home Tingbjerg Portfolio to Home.Earth

Urban Partners has agreed to sell four fully let residential properties in Copenhagen's Tingbjerg district to Home.Earth, the firms announced August 26. The transaction covers 218 rental homes across approximately 21,500 sqm, with the properties built between 2018 and 2024. No sale price was disclosed.
Portfolio Details and Sustainability Credentials
The four buildings are fully occupied and carry an A energy rating across the entire portfolio. Three of the four properties hold DGNB Gold certification. The assets were developed by Urban Partners as part of the broader, long-running transformation of Tingbjerg, a district that has been the focus of a roughly 1,000-home urban development program with completion running through 2027.
Colliers, Bruun & Hjejle, and KPMG advised Urban Partners on the transaction. Home.Earth was advised by Gorrissen Federspiel and Deloitte.
Urban Partners Retains Presence in Tingbjerg
Thomas Riise-Jakobsen, Partner and Country Head at Urban Partners, said the sale reflects the firm's investment model of handing stabilized assets to long-term owners while continuing to develop the district through other projects.
"Our involvement in Tingbjerg goes back several years, and we are proud to have played a part in shaping housing that has made a genuine, positive difference to the area. As part of our investment model, we are now handing four properties over to a long-term owner that shares our ambition to develop attractive residential areas with a focus on quality, sustainability and community. Home.Earth is the right owner to build on the development already under way, while we continue our own engagement in Tingbjerg through other projects," Riise-Jakobsen said.
Urban Partners' continued engagement in Tingbjerg is reflected in additional development activity in the area. As recently as June 2026, a framework agreement covering another 43 units was confirmed, bringing the total confirmed within that program to 201 units, with construction expected to begin in the third quarter of 2026 and handovers running from the fourth quarter of 2027 through the second quarter of 2028.
Home.Earth Expands Copenhagen Rental Platform
For Home.Earth, the acquisition adds stabilized, sustainability-certified stock to a growing portfolio focused on affordable rental housing in Greater Copenhagen. The company has described a pipeline of 10 to 20 opportunities in the region, with several development projects expected to add approximately 22,000 sqm in the coming years.
Peter Lassen, Head of Transactions at Home.Earth, said the deal aligns with the company's long-term investment approach and its tenant engagement model.
"This acquisition supports our sustainability profile on both quality and social impact, which will benefit our long-term investment approach. We look forward to meeting all the tenants, who will soon experience Home.Earth's dedicated approach and our 'Mutual Gain' concept, through which tenants who take good care of the property share in the operating surplus, reflected as a discount on their rent," Lassen said.
Market Context: Copenhagen Residential Demand Remains Strong
The transaction arrives in a Copenhagen residential market where investor demand for living assets remains elevated. Residential investment accounted for 67 percent of total Danish property investment volume in the first half of 2026, and prime multifamily yields in Copenhagen stood at 3.50 percent at the end of the second quarter of 2026. Copenhagen apartment prices rose 23 percent year on year on a trailing-12-month basis to DKK 66,463 per sqm.
Construction activity has also picked up, with 976 starts recorded in Copenhagen and Frederiksberg in the first quarter of 2026, up 58 percent year on year, and 1,151 completions, up 185 percent year on year. Despite the increase in supply, continued tightness in well-located housing and sustained demand from households and expatriates have supported occupancy and rent stability for quality assets.
For Urban Partners, the Tingbjerg sale represents the crystallization of value from a multi-year redevelopment program, with the firm retaining exposure to the district through active development phases still under way.
