Urban Partners, through its NSF IV fund, has entered into an agreement to sell Hannemanns Hus, a newly developed multifamily property in Copenhagen's Ørestad district, to Formuepleje, the firm announced.

The property, at Hannemanns Allé 59, comprises approximately 13,800 square meters (about 148,500 square feet) and contains 181 rental apartments and 25 serviced apartments, for a total of 206 homes.

Hannemanns Hus Property Details

Hannemanns Hus is in Ørestad Syd, close to the metro, the Fields shopping center and Amager Fælled. The development consists of two L-shaped buildings surrounding a shared courtyard. All apartments have a private balcony, and residents have access to a shared rooftop terrace overlooking the surrounding area. The 181 rental apartments range from approximately 49 to 170 square meters.

Urban Partners acquired the site from City & Port through NSF IV and took possession in October 2022. At the time, it was one of the last remaining development plots in this part of Ørestad. Urban Partners subsequently developed the property together with 5E and Sweco.

Statements from Urban Partners and Formuepleje

"From the outset, we saw an opportunity to create an attractive place to live in a part of Copenhagen that has developed significantly in recent years, and we are proud to see that vision now completed," said Thomas Riise-Jakobsen, Partner and Country Head at Urban Partners. "Hannemanns Hus brings together several of the qualities we value when developing new homes: a strong location, good connections to the rest of the city and proximity to green spaces. We are therefore pleased to now hand over the property to Formuepleje."

Mikael Fogemann, Head of Real Estate at Formuepleje, said the property fits the firm's investment strategy. "Hannemanns Hus fits well with our investment strategy as a modern residential property in an attractive location within a well-established area with strong long-term growth prospects," Fogemann said. "The area benefits from strong infrastructure, easy access to the rest of Copenhagen and unique recreational qualities close to Amager Fælled. It is also being strengthened by new investments, including the recently opened Arena Skole og Fritid, which, with its school, sports and swimming facilities, will become an important focal point for the wider neighbourhood. We therefore see Hannemanns Hus as an attractive property with strong fundamentals for creating long-term value for our investors."

Advisers on the Transaction

PwC, CBRE and Accura advised Urban Partners on the transaction, while Bech-Bruun, PwC and Sweco advised Formuepleje.

Copenhagen Residential Market Context

The sale gives Formuepleje exposure to Copenhagen's rental housing market, where residential remains one of Denmark's stronger property segments. A 2026 market report places prime Copenhagen residential yields at approximately 4.25% to 4.75%.

Residential vacancy in Copenhagen was around 2% in late 2024 and remained exceptionally low in late 2025, with typical market rents rising approximately 5% to 10% year over year. Rents in Copenhagen and Aarhus have also been rising faster than in other university cities.

Hannemanns Hus enters an Ørestad rental market that continues to see development. A separate Urban Partners-backed project at Ørestads Boulevard 31 is a forward-purchase development containing 210 rental apartments and 143 long-stay hotel units, with a transaction value of DKK 608 million.

Move-ins at Hannemanns Hus were scheduled for November 2026.
