Ventas Raises 2026 Senior Housing Investment Target to $3 Billion After Strong Q1 Results

Ventas, Inc. (NYSE: VTR) raised its 2026 senior housing investment target to $3 billion, up from prior guidance of $2.5 billion, after reporting first-quarter results that showed broad-based growth across its senior housing operating portfolio. The Chicago-based real estate investment trust cited robust occupancy gains, demographic tailwinds, and a large active pipeline of investment opportunities as the basis for the increased target. Q1 2026 Financial Results: Key Metrics

For the quarter ended March 31, 2026, Ventas reported Normalized Funds From Operations of $0.94 per share, a 9% increase compared to $0.86 per share in the prior-year period. Nareit FFO came in at $0.90 per share, up from $0.85 per share a year earlier. Net Income Attributable to Common Stockholders was $0.11 per share, compared with $0.10 per share in Q1 2025.

Total Company Net Operating Income grew 14% year-over-year, while Total Company Same-Store Cash NOI increased 9% over the same period. The company's senior housing operating portfolio, known internally as SHOP, led performance with Same-Store Cash NOI growth exceeding 15% year-over-year.

SHOP Same-Store average occupancy grew 310 basis points year-over-year, driven by what the company described as broad-based demand strength and initiatives through its proprietary Ventas OI platform. U.S. SHOP Same-Store average occupancy grew 370 basis points year-over-year. Revenue Per Occupied Room grew 5%, and Same-Store Cash Operating Revenue increased nearly 9%, contributing to 170 basis points of NOI margin expansion.

"We generated outsized organic growth in SHOP and drove significant occupancy gains, utilizing our differentiated platform, proprietary data and analytics capabilities, operating expertise and industry relationships."

Senior Housing Investment Activity

Ventas closed $1.0 billion in senior housing investments during the first quarter and $1.7 billion year-to-date through April 2026. The company said it expects these investments to increase its growth rate on a multiyear basis and generate attractive financial returns, consistent with its "Right Market, Right Asset, Right Operator" strategy.

The company is now targeting $3 billion in total senior housing investment volume for 2026, up from the $2.5 billion it had guided to as of February 2026. Cafaro attributed the increase to "strong market momentum, clear competitive advantages and large, active pipeline of senior housing investment opportunities."

To fund expected 2026 investment activity, Ventas currently holds $1.6 billion of unsettled equity forward sales agreements. During the first quarter, the company settled 10.6 million shares of common stock under equity forward sales agreements for net proceeds of $0.8 billion, bringing total equity capital to $2.4 billion.

Balance Sheet and Liquidity

Ventas reported $5.5 billion in total liquidity as of March 31, 2026, comprising availability under its unsecured credit facilities, cash and cash equivalents, and unsettled equity forward sales agreements. The company's Net Debt-to-Further Adjusted EBITDA ratio improved to 5.0x at quarter end, marking the tenth consecutive quarter of sequential improvement. The improvement was driven by SHOP NOI growth and equity-funded senior housing investments.

Ventas's guidance increase was partially offset by the anticipated impact of higher interest rates, the company said in its earnings release.

Raised Full-Year 2026 Guidance

Following the strong first quarter, Ventas increased its full-year 2026 guidance across all key metrics. The company now expects Normalized FFO per share in the range of $3.82 to $3.89, with a midpoint of $3.86, compared with a prior range of $3.78 to $3.88 (midpoint $3.83). Nareit FFO per share guidance was raised to a range of $3.69 to $3.76 (midpoint $3.73), from a prior range of $3.63 to $3.73 (midpoint $3.68). Attributable Net Income per share guidance was revised to $0.56 to $0.63 (midpoint $0.60), from a prior range of $0.52 to $0.62 (midpoint $0.57).

The company said the guidance increase is primarily the result of higher property performance led by SHOP and accretion from investment activity, partially offset by higher interest rate expectations.

Demographic Backdrop

Ventas's investment strategy is anchored in part on demographic trends. Cafaro noted that nearly 70 million Baby Boomers begin turning 80 in 2026, a cohort the company expects will generate "durable demand" for senior housing communities in favorable markets.

Ventas's portfolio includes more than 1,400 properties in North America and the United Kingdom, with approximately 900 senior housing communities. The portfolio also includes outpatient medical buildings, research centers, and healthcare facilities.
