ROSEMONT, IL – April 8, 2026Venture One, through its acquisition fund VK Industrial VII, LP, has completed the acquisition of a 51,820 square foot industrial building located at 4114 Peoria Street in Chicago, Illinois. The single-tenant property was fully leased at the time of closing, according to the firm's announcement.

Industrial Acquisition in Chicago's Stockyards Corridor

The acquired building sits within the Stockyards Industrial Park, one of Chicago's most established industrial corridors. The submarket encompasses more than 12.9 million square feet of industrial product, spanning distribution and manufacturing facilities. The property offers direct access to Interstate 90/94 and Interstate 55 and is located approximately two miles from Downtown Chicago, providing connectivity throughout the broader Chicago metropolitan statistical area.

The building was constructed in 1969 and is situated on 1.58 acres of land. It features three loading docks and parking for more than 45 vehicles.

VK Industrial VII Fund and Co-Sponsorship Structure

VK Industrial VII, LP is a fully discretionary fund co-sponsored by Venture One Real Estate and Kovitz Investment Group. The fund targets industrial real estate acquisitions across three primary markets: Chicago, the Northeast, and Florida. Venture One Real Estate is headquartered in Rosemont, Illinois, and also maintains regional offices in East Rutherford, New Jersey, and Fort Lauderdale, Florida.

The seller was represented by Zeke Rowan, Adam Haefner, Nick Fazio, and Marty Mikaitis of Avison Young. Financial terms of the transaction were not disclosed.
