Venture One Breaks Ground on 1.2 Million-Square-Foot Amazon Distribution Facility in Crown Point, Indiana

CROWN POINT, Ind. — Venture One Real Estate has broken ground on a 1,202,800-square-foot build-to-suit distribution facility for Amazon at VenturePark 65 in Crown Point, Indiana, the firm announced Sept. 22, 2026. The project is Venture One's second development in Indiana and is expected to create approximately 500 permanent jobs while expanding Amazon's logistics footprint across the Chicagoland and Northwest Indiana markets.

Project Details and Development Team

The facility is a single-tenant, build-to-suit warehouse and distribution building fully leased to Amazon prior to construction. The project is located within VenturePark 65 in Crown Point, situated in Lake County and positioned near the Chicago metropolitan area.

Premier Design + Build Group is serving as general contractor, Ware Malcomb as architect, and Jacob & Hefner as civil engineer. Ryan O'Leary of KBC Advisors assisted Amazon in its site selection process. Brian Vanosky and Michael O'Leary at Lee & Associates represented Venture One in the transaction.

Strategic Significance for Venture One

The Crown Point development extends Venture One's Chicago-area industrial platform across the state line into Indiana. The build-to-suit structure gives Amazon a purpose-built facility sized for regional distribution requirements while providing Venture One with a fully committed project. The development is also expected to generate approximately 500 construction jobs, with a project labor agreement reported in connection with the development agreement.

Midwest Industrial Market Context

The groundbreaking comes as industrial demand across the broader Midwest logistics corridor has strengthened. Indianapolis-area industrial vacancy fell to 6.0% in the second quarter of 2026, down 470 basis points year over year. Quarterly net absorption reached 3.1 million square feet in the second quarter, with occupancy gains of 19 million square feet recorded over the preceding 12 months. Direct lease rates in the Indianapolis market rose from $6.33 to $6.43 per square foot during the quarter, as limited availability in existing buildings allowed landlords to push rents higher.

The Crown Point location positions Amazon near the Chicago metropolitan area and Northwest Indiana's established industrial network. Nationally, industrial vacancy stood at 6.9% in the second quarter of 2026, with net absorption of approximately 62.1 million square feet roughly equal to quarterly completions. Construction activity nationally totaled 305.1 million square feet under development, approximately 57% below the 2022 peak.
