Verdion Wins Approval for €45 Million CoreHub Rastatt Logistics Development in Southwest Germany

Verdion has received building permit approval for Verdion CoreHub Rastatt, a €45 million Grade A logistics development in southwest Germany, the firm announced Sept. 8. The project, located at Hohlohstraße 13 in Rastatt, marks the latest development within Verdion's second European Logistics Fund, known as VELF 2, and is scheduled for completion in July 2027.
Project Scope and Site Details
The Verdion CoreHub Rastatt scheme will deliver 19,573 sq m — approximately 210,743 sq ft — of logistics space across two high-specification warehouse units with integrated office, technical, and welfare areas. The first unit, DC 1.1, encompasses 9,043 sq m of warehouse space, while the second, DC 1.2, covers 7,683 sq m, together totaling 16,726 sq m of warehouse floor. The development also includes 1,697 sq m of mezzanine space and more than 1,000 sq m of internal and external office accommodation.
The facility is designed to support 24/7 operations and features 18 dock-level loading doors and three level-entry doors, along with efficient HGV circulation and side-loading capability. On-site amenities include 77 car parking spaces, eight HGV spaces, and 20 bicycle spaces. Goldbeck has been appointed as general contractor for the project.
The site sits less than 10 minutes from the A5 motorway and is positioned within one of the region's established industrial and logistics corridors near the German-French border, offering connectivity for both domestic and cross-border supply chains.
Sustainability and Occupier Targeting
CoreHub Rastatt is targeting DGNB Gold certification and has been designed to meet current sustainability and operational standards. Tobias Heinz, Head of Technical Development – Germany at Verdion, said the asset's specifications are intended to serve a broad range of industrial users.
"This new asset has been designed to high standards and will support 24/7 operations, with flexible unit configuration, efficient HGV circulation and side-loading capability for potential automotive occupiers," Tobias Heinz said. "Targeting DGNB Gold, it will also meet the latest sustainability and operational standards, delivering long-term value and resilience in addition to supporting immediate business requirements."
Sebastian Achten, Leasing Development Director at Verdion, said the permit approval enables the firm to move quickly into construction.
"This is an important and welcome milestone for this project allowing us to quickly commence construction ready for delivery for July next year," Sebastian Achten said. "Rastatt's location offers potential for a range of occupiers with high standards of space planned and the proximity of this opportunity to the A5 being a particular advantage."
VELF 2 Strategy and Broader Pipeline
Verdion CoreHub Rastatt is part of VELF 2, a value-add fund focused on acquiring and repositioning under-capitalised or under-managed logistics assets across Northern Europe. The fund leverages Verdion's vertically integrated platform to deliver refurbishment and development projects in-house. The Rastatt site was acquired as a brownfield parcel of approximately 32,000 sq m and is being redeveloped into the €45 million CoreHub scheme.
Since the start of 2026, Verdion has assembled a pipeline of urban logistics projects for VELF 2. The firm secured a former production site in northern Cologne for a €95 million urban logistics hub, a brownfield site in the Greater Copenhagen submarket of Brøndby for a €69 million modern urban logistics facility that has been pre-let to Danish online grocery retailer nemlig, and a site in southwest Stockholm's logistics corridor that is currently under construction as an urban logistics and business hub.
Most recently, in June 2026, Verdion announced the acquisition of an urban logistics development site on Munich's ring road, where it will speculatively develop a €96 million LiteHub, also within VELF 2.
Market Context
The Rastatt development reflects broader trends in European logistics real estate, including demand for brownfield redevelopment, higher sustainability standards, and automotive-ready infrastructure along established transport corridors. CoreHub Rastatt's position along the A5 — a key north-south motorway connecting Frankfurt to Basel — and its proximity to the French border place it within a catchment area spanning Germany, France, and Switzerland. Construction is set to commence shortly following the building permit approval, with delivery targeted for July 2027.
