Virtú Investments Acquires Collins on Pine in Seattle's Capitol Hill, Taps North Coast for Value-Add Renovation

Virtu Investments has acquired Collins on Pine, a 76-unit mixed-use apartment community with ground-floor retail in Seattle's Capitol Hill neighborhood, the firm announced Aug. 11. The property was purchased off market with occupancy above 96 percent at closing and fully leased ground-floor retail space. North Coast, Virtú Investments' in-house operations team, will manage the property and oversee a planned value-add renovation program.
Deal Overview
Collins on Pine was built in 2013 and sits on the eastern end of Seattle's Pike/Pine corridor. The 76-unit community includes ground-floor retail space leased to three neighborhood operators, each with tenures of 12 years or more. Retail vacancy in the surrounding submarket stands near 4 percent. Purchase price, cap rate, and loan terms were not disclosed.
Interiors across all 76 units remain in original condition. Virtú Investments has announced plans for unit and amenity space renovations to be executed by North Coast, positioning the acquisition as a value-add play built on an already-stabilized income base.
"Collins on Pine is exactly the kind of asset we can add unique value in," the firm said in its announcement. "With our team's in-house operational expertise and the renovations we're planning, we can create a true sense of place and community for residents."
Transit-Oriented Location and Foot Traffic
Collins on Pine carries a Walk Score of 99 and is located approximately half a mile from the Capitol Hill light rail station. Daily transit boardings at that station are running 25 percent above 2019 levels, placing much of Seattle's employment base within a 30-minute commute of the property.
The Pike/Pine corridor, where Collins on Pine is situated, drew more than 8.3 million local visits in 2025, an 11 percent increase year over year. The district is characterized by independent boutiques, vintage stores, cafés, and nightlife venues.
Supply Constraints Support Capitol Hill Submarket
New apartment deliveries in the Capitol Hill submarket are projected at 0.5 to 0.9 percent of existing stock annually through 2028. That figure is down sharply from a 7 percent peak in 2024 and falls below the submarket's 25-year average of 3.2 percent. Capitol Hill lease trade-outs are outpacing the broader Seattle market and trending upward year over year, a dynamic that underpins the renovation thesis by suggesting pricing power may support rent growth following unit upgrades.
