JLL Capital Markets has arranged the $33.9 million sale of Bridge Point Tacoma 210, a 205,413-square-foot Class A distribution facility in Tacoma, Washington, on behalf of seller Kurv Industrial. The transaction closed August 6, 2026, with the deed recorded in Pierce County on August 10, 2026.

The buyer, Ashley Real Estate LLC of Tampa, Florida, acquired the property from Bridge Point Tacoma 210 LLC, a Chicago-based entity affiliated with Kurv Industrial's ownership structure. The sale price implies approximately $165 per square foot on the newly delivered asset.

The JLL Capital Markets team was led by Managing Director James "Buzz" Ellis and Director Rachel Jones.

Bridge Point Tacoma 210 is located at 10917 34th Ave. E in Tacoma and sits on 13.82 acres within Pierce County. Completed in 2024, the single-story facility was designed to institutional-grade specifications for modern distribution operations.

The building features 36-foot clear heights, 50 dock-high doors, two grade-level doors and 130-foot truck courts. Additional specifications include 52-foot column spacing on a 229-foot building depth, 24 trailer stalls on nearly one acre of excess yard space and 130 auto parking spaces. A northeast corner office area totaling 3,315 square feet of built-out space is complemented by 2,989 square feet of mezzanine area.

The facility's flexible demising capabilities allow tenant configurations as small as 48,000 square feet or full-building single-tenant occupancy, broadening its potential leasing universe.

The property carries direct frontage along State Route 512, positioning it approximately five miles from Interstate 5, eight miles from State Route 167 and nine miles from the Port of Tacoma. The asset falls within Tacoma's Foreign Trade Zone 86, which ranks as the fourth-largest foreign trade zone on the West Coast by imports, offering prospective tenants opportunities to reduce supply chain operating costs.

Bridge Point Tacoma 210 sits at the intersection of three Pierce County industrial submarkets: Tacoma, Puyallup/Sumner and Frederickson. The transaction comes as Pierce County industrial vacancy has moved into the low teens and lease-up of newly delivered stock has slowed, conditions that frame the deal as a forward-looking business plan rather than a trade on stabilized in-place income. No cap rate was disclosed, consistent with the asset's status as a newly delivered, available-for-lease facility at the time of sale.

The property is also positioned to benefit from the SR-167 extension project, which is expected to deliver six new miles of highway by 2030, further connecting SR-167 and I-5 and improving access to the Port of Tacoma.
