Vital Infrastructure Property Trust Acquires Brooklyn's East New York Health Hub for $126.7 Million

TORONTO, Ontario — July 23, 2026 — Vital Infrastructure Property Trust (TSX: VITL.UN) has acquired the East New York Health Hub, a 142,249-square-foot, purpose-built medical outpatient facility in Brooklyn, New York, for $126.7 million (US$89.9 million), the company announced Wednesday.
The seven-storey building, located at 101 Pennsylvania Avenue in Brooklyn's East New York neighborhood, was completed in 2019 and is leased primarily to AdvantageCare Physicians New York, one of New York's largest integrated primary and specialty care networks. The acquisition was funded through a combination of net proceeds from the REIT's recently completed European dispositions and its credit facility, and is expected to be immediately accretive to Funds From Operations per unit.
Property Profile and Tenant Roster
The East New York Health Hub functions as a multi-disciplinary ambulatory care center, housing a roster of specialty healthcare providers alongside its anchor tenant. AdvantageCare Physicians New York serves approximately 500,000 patients across all five boroughs of New York City and Long Island. Additional tenants at the property include New York Cancer & Blood Specialists, Lenox Hill Radiology, New York Health, Advanced Dermatology, and Quest Diagnostics.
The remaining lease term with AdvantageCare Physicians New York stands at approximately 11 years, implying a lease expiry around 2037. At the transaction price of US$89.9 million, the deal implies a price of approximately US$632 per square foot — toward the upper end of recent New York City medical office sales, consistent with the property's new construction vintage, credit tenancy profile, and long lease duration.
The property's transit access is a notable feature. The building sits directly above the Liberty Avenue subway station and is adjacent to Broadway Junction, one of Brooklyn's major transit hubs, providing regional access across Brooklyn and into Queens and Manhattan.

The acquisition reflects a deliberate portfolio rotation by Vital Infrastructure, redeploying capital from European asset sales into North American core healthcare real estate. The East New York submarket has drawn increased attention from healthcare operators and investors as New York City health systems continue shifting services from hospital campuses into ambulatory care centers and specialty medical office buildings. The neighborhood has historically faced limited access to primary and specialty care, and the East New York Health Hub's multi-tenant configuration positions it as a full-service outpatient hub serving a large and growing patient population.
