Waterton Acquires 482-Unit Reserve at Chino Hills in Inland Empire Value-Add Play

Waterton has acquired Reserve at Chino Hills, a 482-unit multifamily community at 4200 Village Dr. in Chino Hills, California, the firm announced Sept. 9, 2026. The acquisition gives the Chicago-based real estate investor and operator a sizable foothold in the western Inland Empire, where the property sits near the convergence of San Bernardino, Los Angeles, Riverside and Orange counties.

Property Overview

Reserve at Chino Hills spans approximately 20 acres and comprises 46 residential buildings and a clubhouse. The garden-style community was originally built in 1987 and offers studio, one- and two-bedroom apartment layouts with in-unit washer/dryers and private patios or balconies. A new phase of three-bedroom townhomes, delivered in 2024, rounds out the unit mix and provides larger-format options ranging up to approximately 1,479 square feet. The clubhouse, built in 2018, includes a fitness center, children's room, lounge, game room and co-working spaces.

Amenities across the property include three outdoor pools and three hot tubs, an outdoor lounge area with a fireplace and television, a grilling and picnic area, a dog park and a playground. Monthly asking rents at the community range from roughly $1,855 to $3,495 depending on unit type, with two-bedroom apartments around 767 square feet listed near $3,154 and three-bedroom townhomes near $3,629.

The property is served by the Chino Valley Unified School District and benefits from access to the SR-71 corridor, which connects residents to retail centers and employment hubs across the surrounding counties and the Los Angeles metro area.

Waterton's Value-Add Business Plan

Waterton plans to execute a multi-tiered value-add program at the community. Interior renovations will include new flooring, stainless steel appliances, quartz countertops, cabinet upgrades, lighting and plumbing fixtures, hardware and backsplashes. On the amenity side, the firm plans to refresh fixtures and furnishings and is considering a reconfiguration of underutilized spaces to improve the overall resident experience.

"Our planned value-add program aims to enhance the overall resident experience and help meet rental demand in the area."

Waterton's Broader California Strategy

The Chino Hills acquisition is part of an active period of California investment for Waterton. The firm acquired Misora, a 212-unit community at 388 Santana Row in San Jose, in February 2026, expanding its Bay Area multifamily holdings to more than 920 units owned and managed. The firm also acquired Motif, a 395-unit community in Woodland Hills, California, as part of a stretch in which it invested more than $1.1 billion in multifamily acquisition and development assets over a 12-month period ending in late 2025. Separate transactions in early 2026 included a $156 million Southern California multifamily purchase and a $180 million acquisition of a 522-unit asset in the region.

Reserve at Chino Hills adds Inland Empire exposure to a California portfolio that now spans coastal and inland submarkets. The property was brought to market for sale in 2026 in what appears to have been a brokered institutional transaction.
