Waterton Acquires 344-Unit Arrivé High-Rise in Seattle's Belltown Neighborhood

CHICAGO — Waterton, a national real estate investor and operator, has acquired Arrivé, a 344-unit high-rise apartment community located at 2116 4th Ave. in Seattle's Belltown neighborhood, the firm announced Aug. 26, 2026.

The acquisition covers the residential portion of a mixed-use tower, with apartments occupying floors 11 through 42 above a hotel property. Waterton plans to execute a light value-add program across residences, common areas, amenities and hallways. Financial terms of the transaction were not disclosed.

"Arrivé's location in the heart of Belltown puts residents within walking distance of Seattle's largest employers, including Amazon, Google, and Apple, along with numerous restaurants, retail options, and nearby waterfront amenities that continue to drive renter demand," said Ben Slack, vice president of acquisitions at Waterton. "With its 2019 vintage, Type 1 construction, and standing as one of Belltown's tallest residential towers, the property presents a compelling opportunity to leverage Waterton's operational experience and execute a value add program that will enhance the overall resident experience."

Property Details and Planned Upgrades

Arrivé offers studio, one- and two-bedroom floor plans, along with five penthouse rental homes on the 41st floor in two-bedroom/two-bath and three-bedroom/three-bath configurations. Residences feature quartz countertops, tile backsplashes, wide-plank vinyl plank flooring, roller shades and in-unit washer/dryers. Large windows provide views of downtown Seattle, the Space Needle, Elliott Bay waterfront, Lake Union and the Cascade and Olympic mountain ranges. Select units include private balconies.

Planned apartment upgrades include custom closet organizers, new kitchen lighting fixtures and a new technology package. Waterton also intends to reconfigure the lobby to improve the resident arrival experience, including relocating the concierge desk for greater visibility and updating furnishings and finishes.

The property's amenity package includes a 42nd-floor lounge with conversation and café seating, coworking spaces and a rooftop terrace. The seventh floor houses a fitness center, dog wash and dog run. Subterranean parking is available on-site. Waterton plans to activate underutilized spaces in the lounge and on the terrace by adding new furnishings, refreshed paint and greenery. The seventh-floor fitness center will receive new equipment and updated locally inspired murals.

Belltown Location and Neighborhood Context

The Belltown neighborhood offers restaurants, bars, music venues and entertainment attractions including The Moore Theatre and the Cinerama. The property is also situated near Pike Place Market and Seattle's waterfront. Access to Interstate 5 and the State Route 99 tunnel provides commuting connections to points north and south of the city.

The acquisition adds to Waterton's existing Seattle-area multifamily footprint, which previously included Skye at Belltown and Brackett Apartments in suburban Seattle. The firm had noted that its Skye at Belltown purchase brought its Seattle holdings to 945 units prior to the Arrivé transaction.

Seattle Multifamily Market Conditions

The deal comes as Seattle's multifamily market has shown signs of stabilization. Vacancy in the metro stood at 6.7% in the second quarter of 2026, down from 7.0% a year earlier, while average cap rates were approximately 5.7% during the same period. Average occupancy reached 95.4% in Q2 2026, with average rents around $2,250 per unit per month. Quarterly new deliveries declined sharply year over year, with approximately 19,368 units remaining under construction across the metro.

The easing of new supply pressure and improving occupancy metrics have contributed to conditions that support value-add acquisition strategies in urban submarkets such as Belltown, where proximity to major technology employers has historically underpinned renter demand.
