Woodside Acquires 200,155-SF Office Campus in Northwest Houston, Taps Stream Realty Partners for Leasing

HOUSTON — Woodside has acquired a four-building, 200,155-square-foot office campus in Northwest Houston, renaming the property Saddlebrook Place, formerly known as Heron Lakes. Stream Realty Partners, a national commercial real estate firm, announced the real estate acquisition March 30 and has been selected to lead leasing efforts for the portfolio.

The office campus is located at 7904, 7906, and 7908 North Sam Houston Parkway West and 10740 North Gessner Drive, positioned along Beltway 8 in one of Houston's established office submarkets. The property offers access to U.S. Highway 290, Interstate 10, Interstate 45, and the Grand Parkway, as well as nearby retail and dining amenities.

Acquisition and Repositioning Strategy

Woodside closed on the four-building portfolio in March 2026 and plans to implement a series of capital improvements aimed at enhancing the tenant experience. Planned upgrades include refreshed common areas and the introduction of move-in-ready spec suites designed to meet the needs of office users seeking flexibility and efficiency. Financial terms of the transaction were not disclosed.
