AEW Europe Acquires 16,750 sqm Land Plot in Taufkirchen for Industrial Development Near Munich
AEW and Trammell Crow Company Partner on Munich Industrial Development
AEW Europe has announced the acquisition of a 16,750 square meter land plot in Taufkirchen, located on the outskirts of Munich, for the development of approximately 11,000 sqm of Grade A last-mile industrial space. The project represents a joint venture with developer Trammell Crow Company, which has co-invested as a partner in the development.
The industrial facility will offer flexible space with the potential to accommodate up to seven units across two buildings. The project is targeting a minimum DGNB Gold certification, Germany's leading building certification system, and will feature PV panel installation and a green roof. The buildings are expected to be delivered and ready for tenants toward the end of 2026.
Strategic Location in Supply-Constrained Munich Market
The land plot in Taufkirchen positions the development in a prime location for last-mile urban industrial operations, with direct access to the M995 motorway and Munich's city center via the city's ring road. Munich, Germany's third largest city, has approximately six million residents in its metropolitan area and serves as the second largest contributor to the country's GDP.

Development Specifications and Sustainability Features
The industrial development will deliver modern logistics space designed to meet demand for last-mile distribution facilities in the Munich metropolitan area. The flexible design allows for multiple tenant configurations across the two buildings.
The project's sustainability features include photovoltaic panel installations for renewable energy generation and a green roof system. The DGNB Gold certification target represents Germany's leading building certification system.
Market Context and Partnership
The acquisition continues the partnership between AEW Europe and Trammell Crow Company, which have previously delivered projects across Germany and Europe. The transaction price was undisclosed.
According to Räther, Munich represents a highly constrained industrial space market where demand continues to be robust. The asset is situated within a 30-minute reach of approximately 1.5 million residents.
