AI Platform Parloa Expands to 23,031 SF at GDS Development's 1245 Broadway, Pushing Building to Full Occupancy
NEW YORK — AI customer service platform Parloa has expanded its office footprint at 1245 Broadway in Midtown Manhattan to 23,031 square feet, just six months after signing its initial lease at the building, according to an announcement from the landlords and a post on Traded.
The company will grow from its initial size of 14,731 square feet, adding 8,300 square feet under a new five-year lease. The expansion at the building, owned by GDS Development (GDSNY) and Corem Property Group, pushes 1245 Broadway to full occupancy, Corem announced.
Lease Terms and Representation
Asking rent for the expanded space was $125 per square foot, an increase from the $92 per square foot at which space in the building was listed at the end of 2025. Parloa originally signed its lease at 1245 Broadway in December 2025.
Michael Kirchmann, CEO of GDSNY, along with CBRE, handled negotiations on behalf of the landlord. Stephen Siegel, Daniel Lolai, and Chery Anavian of LSL Advisors represented Parloa in the transaction. Kirchmann and LSL Advisors did not immediately respond to requests for comment.
Full Lease-Up at 1245 Broadway
Parloa's expansion completes the lease-up of 1245 Broadway, co-owned by GDSNY and Corem Property Group. The building's full occupancy milestone drew comment from Corem's leadership.
"It confirms the strength of the location, the quality of the product, and the demand for modern, sustainable office environments," said Sebastian Schlasberg, CEO of property operations at Corem, in a statement.
Other Tenants
Parloa joins a tenant roster that includes JKS Restaurants, the hospitality firm behind Michelin-starred eateries Gymkhana and Kitchen Table, which signed a lease for 7,900 square feet on the ground floor and lower level of 1245 Broadway in April 2024.

GDS Development Management (GDSNY) is the co-developer and co-owner of 1245 Broadway alongside Corem Property Group. LSL Advisors represented Parloa in the lease negotiation. CBRE assisted the landlord alongside GDSNY's in-house team.
