GDS Development Signs Two 10-Year Leases for Four Office Floors at One Saint Mark's Place in New York City

GDS Development (GDSNY) announced June 15 that it has signed two 10-year leases for the top four floors at One Saint Mark's Place, a 60,000-square-foot office building located at the intersection of Astor Place and St. Mark's Place in New York City.
Lease Details at One Saint Mark's Place
An investment firm has leased 9,442 square feet comprising the full sixth and seventh floors of the building. A technology investment firm has leased 6,843 square feet on the eighth and ninth floors. Both companies signed 10-year lease agreements.
Matthew Astrachan and Peter Riguardi of JLL represented the tenant on the sixth and seventh floors. Brad Needleman and Alex Leopold of CBRE represented the tenant on the eighth and ninth floors. Ben Bass of JLL and GDSNY serve as the building's brokers.
Retail Activation and Lobby Redesign
In addition to the office leases, Sephora opened its new space at the building to the public on May 15, following its lease of 7,800 square feet on the ground and lower levels of the property.
GDSNY also recently unveiled a redesigned lobby at One Saint Mark's, featuring a landscaped entry canopy, Jet Mist granite floors, silver travertine walls, integrated cove lighting, and custom Dinesen millwork. The firm cited previous lobby installations at 1245 Broadway and 28&7 as precedents for the upgrade.
Building and Design Overview
One Saint Mark's Place was designed by Morris Adjmi Architects and features a Belden brick facade with a rounded southwest corner and curved glass panels. Office spaces in the building offer 16-foot ceilings and floor-to-ceiling windows. GDSNY has led leasing and development management of the property since January 2026.
