Aldar Development Unveils AED 6 Billion Yas Point Waterfront Destination on Yas Island
ABU DHABI, UAE — July 10, 2026 — Aldar Properties PJSC Properties PJSC, through its development arm Aldar Development, has announced Yas Point, an AED 6 billion mixed-use waterfront destination planned for the northern shore of Yas Island in Abu Dhabi. The project spans approximately 600,000 square meters and is designed to accommodate up to 5,000 residents, introducing the first beach on the north side of the island.
Project Scope and Master Plan
The Yas Point master plan encompasses 1,600 residences, a five-star resort hotel, branded residences, an international school, retail, dining, and leisure facilities, all set within a beachfront community. The development's gross development value is AED 6 billion, according to the announcement.
Central to the master plan is a park-to-sea connection linking Lea Park — a 60,000-square-meter green space — with the waterfront. The design incorporates three signature public parks, landscaped pathways, neighborhood gardens, wellness-focused outdoor spaces, and shaded community areas. A 700-meter promenade activated by retail, dining, and public spaces forms the core of the waterfront experience.
The shoreline is designed to accommodate open-water activities such as kayaking and windsurfing alongside quieter beach areas. Beachside dining, retail, and water taxi services are also planned as part of the waterfront programming.
Connectivity and Surrounding Ecosystem
Aldar Development has positioned Yas Point as an integrated extension of the broader Yas Island ecosystem. The master plan is designed to connect to surrounding residential communities including Yas Acres and Yas Riva, as well as to existing island attractions such as SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall, and Yas Marina Circuit. The announcement also cited planned future attractions — Disney Abu Dhabi and Sphere Abu Dhabi — as part of the wider destination context.
Walkable routes, park connections, waterfront pathways, and planned access to future island mobility infrastructure are intended to integrate Yas Point into the island's existing network, according to the company.
Education and Community Infrastructure
An international school accommodating approximately 3,600 students is to be integrated into the master plan, which Aldar Development described as part of establishing Yas Point as a long-term family destination.
