Aldar Properties Acquires AED 650M Industrial and Logistics Portfolio at KEZAD in Abu Dhabi

Aldar Properties PJSC has completed a real estate acquisition of an industrial and logistics portfolio from AD Ports Group subsidiary Khalifa Economic Zones Abu Dhabi – KEZAD Group for AED 650 million, the company announced April 23, 2026. The transaction adds 163,000 square metres of warehouse real estate across three purpose-built, multi-let facilities within KEZAD's Al Ma'mourah cluster in Abu Dhabi.

Logistics Portfolio Details and Tenant Base

The three warehouses in the Al Ma'mourah cluster are currently 97% occupied by a diverse base of 80 tenants operating across food and beverage, fast-moving consumer goods, logistics, manufacturing, and technology services sectors. Anchor tenants include DHL, Spinneys, and Noatum Logistics. Aldar will assume responsibility for asset management, leasing, and property management of the assets following the close of the transaction.

The portfolio is located within 10 kilometres of Khalifa Port and benefits from direct access to the E11 and E311 highway network, as well as Etihad Rail freight services. KEZAD is Abu Dhabi's largest integrated industrial and economic zone.

Second KEZAD Transaction for Aldar in Less Than a Year

The acquisition marks the second transaction Aldar has completed with AD Ports Group at KEZAD, following the company's purchase of the Noon and Emtelle warehouse facilities at the same zone in November 2025. The back-to-back deals reflect a deepening commercial relationship between the two Abu Dhabi-based entities.

With the addition of the Al Ma'mourah assets, Aldar's industrial and logistics portfolio now exceeds 700,000 square metres of space, with a total development pipeline surpassing 1.5 million square metres of leasable area. The broader Aldar investment platform comprises more than AED 49 billion of assets under management, complemented by an AED 20.1 billion develop-to-hold pipeline scheduled for delivery over the next four years.
