Aldar Properties PJSC Sells Out Al Ghadeer Gardens at Launch, Generating More Than AED 1 Billion
ABU DHABI, UAE — May 21, 2026 — Aldar Properties PJSC Properties PJSC announced the complete sell-out of Al Ghadeer Gardens at launch, with the 437-unit townhouse and villa community generating more than AED 1 billion in sales. The real estate development is positioned within one of the UAE's most dynamic growth corridors along the Abu Dhabi–Dubai border. In response to the sell-out, the developer announced it will bring forward a second phase of the project.
Al Ghadeer Gardens Sell-Out Reflects Broad Buyer Demand
According to Aldar Properties PJSC, 83% of buyers were first-time Aldar customers, indicating the development attracted a broad base of purchasers beyond the developer's existing clientele. Expatriate residents and overseas buyers accounted for 64% of total sales, with customers from the UAE, India, China, and Jordan ranking among the top nationalities by sales volume.
With more than AED 1 billion in gross sales across 437 homes, the average unit price and specific unit sizes were not disclosed by Aldar Properties PJSC.
Strategic Location in One of the UAE's Most Dynamic Growth Corridors
Al Ghadeer Gardens is situated within the Al Ghadeer master community on the Abu Dhabi–Dubai border, a location Aldar Properties PJSC describes as one of the UAE's most dynamic growth corridors. The wider Al Ghadeer community offers residents access to Expo City Dubai, Dubai Parks and Resorts, Al Maktoum International Airport, Zayed International Airport, Yas Island, and Abu Dhabi city.
The Al Ghadeer Gardens masterplan features more than 30,000 square meters of landscaped open spaces, a walkable, nature-led layout, recreational and wellness-focused amenities, and a central community hub. A key anchor for family buyers is Al Ghadeer British School, which is set to open for the 2030 academic year. Operated by Aldar Education and following the British Curriculum, the school will have capacity for more than 2,800 students.
Phase 2 Accelerated Following Exceptional Demand
In response to the sell-out, Aldar Properties PJSC said it will bring forward a second phase of Al Ghadeer Gardens, with homes to be made available for purchase soon. A specific timeline for the Phase 2 release has not been announced beyond the company's statement that homes will be available for purchase soon.
Market Context
The high proportion of first-time Aldar customers — 83% — indicates the project attracted buyers who had not previously purchased within Aldar's portfolio. The strong international buyer participation, led by purchasers from India, China, and Jordan alongside UAE-based buyers, reflects overseas demand in Abu Dhabi's residential sector. Aldar Properties PJSC noted that the sales performance reflects "broad buyer demand, positive market sentiment, and continued trust in Aldar's ability to deliver exceptional communities across the UAE."
