Aldar Properties PJSC Unveils AED 6 Billion Yas Point Waterfront Development on Yas Island

Aldar Properties PJSC Properties PJSC on July 10, 2026, unveiled Yas Point, a AED 6 billion mixed-use waterfront development planned for the northern shore of Yas Island in Abu Dhabi. The announcement extends the developer's footprint on an island already home to several major entertainment and hospitality venues.
Project Scale and Program
Spanning approximately 600,000 square meters, the Yas Point masterplan is designed to accommodate 1,600 residences and a projected population of approximately 5,000 residents at full occupancy. The development carries a gross development value of AED 6 billion.
The program includes a five-star resort hotel, luxury branded residences, an international school sized for approximately 3,600 students, retail and dining outlets, and a range of leisure and watersports facilities. The development will also feature the first north-facing beach on Yas Island, anchored by a 700-meter waterfront promenade lined with food-and-beverage outlets, retail, and public spaces. Water taxi services and open-water activities such as kayaking and windsurfing are also planned for the waterfront zone.
Three public parks form a central element of the masterplan. The largest, Lea Park, covers 60,000 square meters and anchors a walkable network of promenades, cycling routes, and gardens that connect the interior of the site to the waterfront.
Location and Connectivity
Yas Point is situated on the northern peninsula of Yas Island, adjacent to existing residential communities including Yas Acres and Yas Riva. The site sits near established attractions such as SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall, and Yas Marina Circuit, as well as the forthcoming Disney Abu Dhabi and Sphere Abu Dhabi developments.
Aldar Properties PJSC said the masterplan has been designed to integrate with the broader Yas Island ecosystem through walkable routes, park connections, waterfront pathways, and planned access to future island mobility infrastructure. The company described connectivity to surrounding communities, schools, parks, and major attractions as a defining feature of the project's design.
