Alliance Industrial Company has acquired a 41.5-acre parcel in Plainfield, Illinois, within Chicago's I-55 industrial submarket, and plans to develop the site into a speculative bulk warehouse totaling approximately 725,000 square feet. The transaction marks the first closing by the firm's Midwest division, which launched in summer 2025.

Alliance 55 Logistics Center: Project Specifications

The planned facility, branded Alliance 55 Logistics Center, is designed for large-scale distribution users. The building will feature 40-foot clear heights, 118 dock doors, four drive-in doors, an 185-foot concrete truck court, 207 trailer stalls, and 350 car stalls. Groundbreaking is already underway, with project completion targeted for the fourth quarter of 2027.

Alliance described the project as one of the only available modern bulk buildings remaining in the I-55 and I-80 corridors, a region where development-ready sites for large-format industrial facilities have become increasingly constrained. The facility's specifications — including 40-foot clear heights and 118 loading positions — are consistent with modern bulk-distribution buildings designed to serve regional or national logistics users.

The project is advancing on a speculative basis, meaning construction is proceeding without a disclosed anchor tenant. That approach allows Alliance to deliver a large, modern facility available for immediate occupancy when users require it, while the planned Q4 2027 delivery places the project several years after the initial post-pandemic industrial construction surge, a timeline that may allow market supply conditions to normalize before the building is completed.

Midwest Division Behind the Deal

The Plainfield acquisition is the first deal to close for Alliance's Midwest division, which the company launched last summer under Managing Director Cory Welper. Since then, the team has grown with the addition of Andrew Karabon as director of development in January 2026, John Synder as director of construction in August 2026, and Michael Barsky as development associate.

The staffing build-out — spanning acquisition, development, and construction functions — indicates Alliance is establishing an in-house Midwest platform rather than pursuing Plainfield as a standalone investment. The company said it has several additional Midwest deals in its pipeline, though it did not identify those projects or provide projected investment totals.

Chicago's I-55 Corridor and Market Context

Plainfield sits within the broader Chicago industrial market, one of the largest logistics markets in the United States, supported by access to interstate highways, rail infrastructure, and a major consumer base across the Midwest. The I-55 corridor provides connectivity toward Chicago and the southwest suburbs, while proximity to I-80 supports east-west distribution activity.

Alliance's characterization of the project as one of the few remaining modern bulk opportunities in the I-55 and I-80 corridors reflects the competitive dynamics of a market where large, development-ready sites can be limited by land pricing, entitlement timelines, and infrastructure requirements. At 725,000 square feet with 118 dock doors and 207 trailer stalls, Alliance 55 Logistics Center is sized to compete for large-format distribution demand in that corridor.
