HOUSTON — Alliance Industrial Company announced it has closed on Alliance Stancliff, a 135,617-square-foot speculative industrial development on 9.71 acres in the Southwest Houston submarket. The firm said the closing is its fourth in Houston this year.

Alliance Stancliff Project Details

Alliance Stancliff is located near the interchange of US-59 and Beltway 8. The development will include one Class-A, rear-loaded building with a 130-foot truck court, ESFR sprinklers, LED lighting and speculative office space, according to Alliance Industrial Company.

The building is planned with 32-foot clear height, 60-foot speed bays, 34 dock doors and two drive-in doors. The firm said groundbreaking is set for the first quarter of 2027, with delivery expected in the fourth quarter of 2027.

Alliance Industrial Company's Houston Pipeline

The Alliance Stancliff closing adds to a growing set of Houston projects for Alliance Industrial Company. The firm's Alliance Hollister project in Houston is a 183,250-square-foot, single-building rear-load facility on 10 acres, with 32-foot clear height, 36 dock-high doors and two drive-in doors; the company lists an April 2026 closing for that project.

The firm has also marketed TriPort 8 Logistics Park, an 881,521-square-foot, five-building speculative project in Houston's Southeast Port submarket, with a September 2025 closing and a July 2026 delivery target.

Houston Industrial Market Context

Houston's industrial market is showing strong tenant demand alongside a substantial wave of new supply. Third-quarter 2026 vacancy ranged from 6.3% to 7.5%, depending on the research provider and methodology. CBRE data showed approximately 4.9 million square feet delivered during the quarter, while Cresa's account put deliveries at roughly 8 million square feet.

Demand remained meaningful. CBRE reported 7.2 million square feet of third-quarter net absorption, while Savills recorded 7.5 million square feet for the quarter and 17.8 million square feet of year-to-date absorption. Cushman & Wakefield reported 14.6 million square feet of third-quarter leasing activity, up 66.3% from the prior quarter and 31.3% year over year.

The development pipeline remained elevated, with 18.4 million square feet under construction according to CBRE. Matthews characterized conditions as increasingly balanced because deliveries exceeded absorption, citing 7.4% vacancy, 27.9 million square feet of deliveries and 20.9 million square feet of net absorption in its third-quarter analysis.

Southwest Houston Submarket and Rents

The Alliance Stancliff site has access to two of Houston's major regional transportation routes, US-59 and Beltway 8. The Southwest submarket recorded one of the region's strongest industrial asking-rent levels, at $9.28 per square foot in Cushman & Wakefield's third-quarter data.

Cushman & Wakefield reported that Houston's overall average asking rent reached $8.16 per square foot, up 3.8% quarter over quarter and 5.0% year over year, while warehouse/distribution asking rents reached $7.93 per square foot. Another Houston market survey reported average industrial triple-net asking rent of $11.05 per square foot, reflecting differences in coverage, property type and rent methodology.

Outlook for Alliance Stancliff

With delivery planned for the fourth quarter of 2027, Alliance Stancliff will enter a market where tenants may have more alternatives than during the tightest phase of the industrial cycle. The project's modern specifications, including its 32-foot clear height, 130-foot truck court, 60-foot speed bays, 34 dock doors and ESFR fire protection, are aimed at contemporary distribution and warehouse users.

The project's performance will depend on continued Houston-area absorption, rent growth and the ability to pre-lease space before completion.
