Alma Property Partners and SF Management Acquire Torveporten UMEUS Student Housing in Copenhagen; Balder Takes 170-Unit Residential Block

Urban Partners has agreed to sell Torveporten UMEUS, a purpose-built student and micro-living complex in Valby, Copenhagen, to a joint venture between Alma Property Partners and SF Management, the firm announced Sept. 15, 2026. The transaction, executed on behalf of Nordic Strategies Fund II (NSF II), marks the final disposition of the fund's UMEUS portfolio.

In a parallel transaction, Balder assumed ownership of the adjacent 170-unit family rental property within the broader Torveporten development effective Sept. 1, 2026, completing a dual exit from a mixed-use project that Urban Partners and Balder developed jointly over roughly six years at the site of the former Grønttorv in Valby.

Asset Details: Torveporten UMEUS Valby

Torveporten UMEUS Valby, located at Bellidavej 10 in the 2500 Valby postal district, comprises 452 apartments across approximately 15,200 square meters of lettable area, along with 61 parking spaces. The property was completed and opened in 2024 and carries a DGNB Gold certification with an EPC A energy classification. The asset was fully let at the time of sale.

The UMEUS brand targets students and young professionals with micro-living units. Torveporten UMEUS sits within a wider mixed-use campus that integrates student housing, family rental apartments, and office and coworking space. The broader Torveporten scheme was developed as part of the transformation of the former Grønttorv wholesale market area into a new mixed-tenure neighborhood.

The sale of Torveporten UMEUS represents the last UMEUS-branded asset to exit NSF II. Urban Partners had previously divested other UMEUS properties in Copenhagen as part of the fund's wind-down of its PBSA holdings.

Balder Acquires 170-Unit Family Housing Block

The 170-unit family rental property transferred to Balder on Sept. 1, 2026. The apartments range from two to five rooms and span 54 to 125 square meters. Balder had been a joint venture partner with Urban Partners in the development of the broader Torveporten project, and the acquisition of the residential block marks the conclusion of that partnership.

Torveporten was developed in close collaboration among Urban Partners, Balder, and Sjælsø Management as part of the broader redevelopment of the former Grønttorv site into a new mixed-use neighborhood incorporating both student housing and conventional residential units.

Market Context

The dual transaction closes out Urban Partners' multi-year development and asset management cycle at Torveporten. Alma Property Partners indicated it remains active in seeking comparable residential investment opportunities across Denmark following the acquisition.
