Ardian and Emerige Advance La Pointe des Arts Mixed-Use Project on Île Seguin in Greater Paris

BOULOGNE-BILLANCOURT, France — Sept. 29, 2026 — Ardian and Emerige announced a new phase in the development of La Pointe des Arts, a 53,000-square-meter mixed-use project on the northern tip of Île Seguin in Boulogne-Billancourt, as a sequence of openings moves the approximately €450 million development from construction into operation as a destination on the banks of the Seine.

The project, designed by RCR Arquitectes in collaboration with Calq Architecture and Baumschlager Eberle Architekten, combines roughly 20,000 square meters of office space, a 230-room hotel, approximately 10,000 square meters of retail and commercial space, a cinema and a contemporary art center on a single site in western Greater Paris.

Cinema Opens, Art Center and Hotel to Follow

The Pathé Île Seguin cinema opened in July 2026, anchoring the project's leisure component ahead of subsequent openings. Designed by architect Ora-Ïto, the 5,700-square-meter facility features eight auditoriums — including an IMAX screen — and a Pathé Café with views toward the Seine.

The next major milestone is scheduled for Oct. 17, when Large, a roughly 5,000-square-meter contemporary art center, will open its doors. Its inaugural exhibition, Moteur Imaginaire, is designed to create a dialogue between the Renault Collection and contemporary art, drawing on the industrial history of Île Seguin.

New restaurants are also expected to open in the coming months, with Hyde Paris sur Seine — France's first Hyde-branded hotel — planned for winter 2026–27. The 230-room property, designed by Maison Sarah Lavoine, will include a rooftop bar, restaurant and terrace, a coffee shop and a 400-square-meter spa with an indoor pool, hammam, sauna and fitness facilities. Most rooms are planned to feature private terraces with Seine views. Hyde is part of Ennismore, a lifestyle hospitality company.

Continuing Emerige's longstanding commitment to contemporary art, the hotel will feature a "one room, one artwork" program showcasing an emerging French artist in each guestroom — an extension of the "one building, one artwork" charter that Emerige co-founded more than a decade ago under the aegis of the French Ministry of Culture.

Office Component Attracts Global Technology Tenant

On the office side, a global technology company is expected to relocate its headquarters into nearly 4,000 square meters of space at La Pointe des Arts in early 2027. The tenant was not identified in the announcement. The move represents approximately 20% of the project's reported 20,000 square meters of office area and signals demand for premium workspace embedded within a broader mixed-use environment.

The western Paris office corridor — encompassing Boulogne-Billancourt, Issy-les-Moulineaux and Meudon — has long attracted major French and international corporate occupiers. La Pointe des Arts extends that cluster onto a former industrial island while adding cultural, hospitality and leisure programming intended to broaden the site's appeal beyond a conventional office campus.

The broader Greater Paris office market has remained selective. Office take-up in the region reached approximately 750,000 square meters in the first half of 2026, down 5% year over year, while immediate availability rose 10% year over year to approximately 6.57 million square meters as of June 30, 2026. In that environment, tenants have more choice, placing a premium on differentiated buildings with strong amenity offerings — a positioning La Pointe des Arts is explicitly designed to address.

A Destination Model for Greater Paris

Ardian holds a 70% stake in the project, which it acquired in 2022, and is developing the site alongside Emerige and AOG. The project is located at 52 Route de Vaugirard, with the development marketed primarily under its Boulogne-Billancourt address, as Île Seguin spans the municipal boundary between Boulogne-Billancourt and Meudon.

The site sits near La Seine Musicale and the Albert Kahn Museum, cultural institutions that the project's developers have cited as part of the broader destination context for the island.

Greater Paris commercial real estate investment totaled approximately €3.1 billion in the first half of 2026, down 18% from the same period in 2025, though second-quarter volume rose 30% year over year to €1.7 billion. The average office capital value in the region was approximately €5,140 per square meter in the second quarter.

Stéphanie Bensimon, head of real estate at Ardian and a member of the firm's executive committee and management board, described the project's scale and ambition in the announcement.

"La Pointe des Arts is one of those rare projects — in terms of its scale, ambition, and complexity — designed as a true ecosystem," Bensimon said. "Together with Emerige, we sought to unlock the full potential of this historic site by transforming it into a true destination for Greater Paris — one that is economic, cultural, and urban. We are proud to see this project enter its most tangible phase today — the phase in which it is finally coming to life."

Laurent Dumas, chairman of the Emerige Group, said the project reflects a decade-long commitment to architecture and contemporary art on the island.
