Ardian and Rockfield Real Estate Acquire Majority Stake in 474-Unit The Social Hub Berlin

Ardian and Rockfield Real Estate have acquired a majority stake in The Social Hub Berlin, a 474-unit hybrid student housing and hospitality property next to Berlin Alexanderplatz, the firms announced. The Social Hub will retain a minority holding and continue to operate the facility under a long-term management agreement, according to the announcement, which was dated Oct. 5 in Berlin.
The transaction was made through the Rockfield and Ardian purpose-built student accommodation (PBSA) platform. It is the first deal executed under The Social Hub's new asset-light growth strategy, and it brings in The Social Hub's existing shareholders APG and GIC alongside the buyers as long-term capital partners.
Asset Details: The Social Hub Berlin at Alexanderplatz
The property is located at Alexanderstraße 40, 10179 Berlin, and comprises 474 units across 10 floors. It combines student accommodation with premium extended-stay and short-stay offerings, as well as spaces open to the local community. Property listings indicate the facility opened in 2019.
The Social Hub is a B Corp Certified brand. The partners will fund an €18 million refurbishment program to bring the asset in line with The Social Hub's premium design brand standards. The planned upgrades include:
- Upgraded rooms
- A new co-working space
- Expanded meeting and event spaces
- A redesigned courtyard
- A new gym
- An enhanced food and beverage offering
- A club lounge
Partnership Structure Involving APG and GIC
The transaction establishes a strategic partnership among Rockfield, Ardian and The Social Hub. Alongside The Social Hub's existing shareholders APG and GIC, the joint venture introduces long-term Core Plus capital and creates a framework for future investments, the firms said.
Under the asset-light model, The Social Hub's operating platform and brand are paired with institutional capital to fund the acquisition of existing assets and a pipeline of new sites, while The Social Hub retains long-term management of each facility.

Montrelay said The Social Hub already operates 21 flagship properties in key European cities from Glasgow to Rome, with new hubs under development in Lisbon and Turin and plans progressing in Edinburgh, Paris, Milan and Rotterdam.
Second German Deal for the Rockfield and Ardian Strategy
The acquisition follows the purchase of the "Blue Gate" student residence in Aachen last summer, making Berlin the second German investment within 12 months under the pan-European PBSA strategy. The firms said the Berlin deal is the second-largest single investment for the fund to date, bringing total investment volume to more than €1.16 billion and around 7,500 beds across Europe.
The strategy targets markets where student housing is in high demand and short supply in leading education hubs, with a focus on Germany, the Netherlands, Italy, Iberia and France. With a Core Plus focus, the strategy aims to create value by enhancing the operational performance of its assets and their potential to contribute to reducing greenhouse gas emissions in line with the Paris Agreement.

Berlin Student Housing Market Context
Berlin has a population of around 200,000 students, an estimated 25% of whom are international, with a PBSA provision rate of just under 10%, according to the firms.
Germany's student population reached approximately 2.88 million in the 2025-26 winter semester, including roughly 469,500 international students, or 16.3% of the total. JLL identifies a continuing imbalance between PBSA supply and demand in Germany's major cities, supporting rental growth. A 2026 JLL analysis cited projected 2030 provision in Berlin of 10.8%, versus a target provision of 24.0%, a gap of 13.2 percentage points.
Berlin also has the highest pipeline intensity among Germany's Big Seven cities, at 18.6% of existing stock, indicating that developers and investors are responding to the undersupply. High-quality PBSA assets in good locations have traded at initial yields of approximately 4.1% to 4.4%, though that range reflects the broader market rather than this transaction.
The hybrid format of The Social Hub Berlin gives the owners multiple demand pools, including students, professionals, short-stay guests, event users and local community members. The model also carries greater operational complexity than a conventional PBSA property, including exposure to hotel demand, labor costs and food-and-beverage performance.
