Areim Acquires 35,000 Sqm Light Industrial Portfolio in Norrköping, Sweden

Areim has acquired six light industrial properties in Norrköping, Sweden, totaling approximately 35,000 square meters of lettable area, the firm announced April 7, 2026. The transaction marks Areim's second investment in the light industrial segment in the city and expands the firm's light industrial holdings across Sweden.

Portfolio Overview and Location

The portfolio comprises a combination of large, modern warehouse and light industrial properties and is approximately 75 percent leased to a mix of well-established domestic and international industrial and service companies. One of the six properties is situated in the Jursla industrial area, in close proximity to the E4 motorway. The remaining five properties form a contiguous cluster directly adjacent to the port in the Slottshagen industrial area of Norrköping.

Financial terms of the transaction, including purchase price, price per square meter, and cap rate, were not disclosed.

Asset Management and Development Plans

Following the closing, Areim said it will actively pursue leasing, development, and tenant-driven adaptation of the premises. The firm also indicated plans to implement targeted improvements aimed at enhancing the quality and energy efficiency of the properties.

The Norrköping acquisition complements Areim's existing portfolio in Greater Stockholm, Uppsala, Gothenburg, Västerås, and Linköping. With this addition, the firm's portfolio now consists of approximately 110 properties with roughly 430,000 sqm of lettable area, along with a significant volume of unused building rights and ongoing development projects.

Setterwalls acted as legal adviser to Areim on the transaction. Glimstedt served as legal adviser to the seller, and Angermann acted as sell-side adviser. The transaction closed on April 1, 2026.

Strategic Context

The Norrköping deal is part of a broader pattern of light industrial acquisitions by Areim across Swedish cities. In December 2025, the firm grew its light industrial portfolio through acquisitions in Linköping, and in November 2025, it completed a 17,000 sqm light industrial acquisition in Västerås. In September 2025, Areim expanded its light industrial holdings across four Swedish cities in a single transaction.
