Realterm Global Acquires Mönchengladbach Logistics Warehouse, JLL Advises on Deal

Realterm Global has acquired Regioparkring 4, a transload logistics warehouse with substantial industrial outdoor storage capacity in Mönchengladbach, Germany, the firm announced Aug. 31. JLL advised Realterm on the transaction, which marks another step in the investment manager's expansion across Germany's logistics market.

Property Details and Site Specifications

The asset is situated on a 37,350-square-meter site within the Regiopark logistics cluster in Mönchengladbach, a submarket of the broader Düsseldorf logistics region in North Rhine-Westphalia. The property, formerly occupied by fashion company Zerres as a logistics hub, is now vacant and available for immediate lease.

The 2016-built facility includes a 9,200-square-meter building comprising approximately 7,250 square meters of warehouse space with 16-meter clear height and up to 2,299 square meters of office space. The site offers up to 12 loading positions and the potential to expand the industrial outdoor storage truck parking and staging area by approximately 7,500 square meters.

North Rhine-Westphalia is Germany's largest industrial market and most densely populated region, with the Regiopark location providing access to major road networks serving the Düsseldorf, Cologne, and Ruhrgebiet population centers.

Realterm's Germany Expansion Strategy

The Mönchengladbach acquisition continues Realterm's push into Germany, where the firm entered the market earlier in 2026. The deal is consistent with the firm's broader value-add strategy of acquiring vacant or underutilized logistics assets and repositioning them around transportation-advantaged locations and IOS-intensive operations.

Realterm's European Portfolio and Fund Background

Realterm has grown its European presence significantly over the past five years. In 2025, the firm closed its second pan-European logistics fund with more than €470 million in commitments. The firm now operates a European portfolio exceeding €1 billion, concentrated in transportation-advantaged IOS and logistics real estate across key freight corridors on the continent.
