Becknell Industrial Secures Permit for 609,120-SF Warehouse Development in West Jacksonville
JACKSONVILLE, Fla. — The city of Jacksonville issued a permit April 20 for Indianapolis-based Becknell Industrial to begin horizontal development on a 609,120-square-foot warehouse at Westlake Industrial Park in West Jacksonville, Florida.
The permit covers construction of the industrial building with associated paving, utilities, and stormwater management on a 75.1-acre site — designated Lot 21-A — at 10955 Hartrich Court, a newly constructed road within Becknell's landholdings along Pritchard Road. The net acreage available for development is 42.2 acres. The project cost is $8 million. Kimley-Horn and Associates Inc., based in Jacksonville, is serving as the civil engineer.
The site is located approximately seven miles west of Interstate 295, north of Interstate 10, in Northwest Jacksonville. No tenant has been identified for the warehouse.
Colliers Markets Warehouse as Fulfillment Center
Colliers Executive Vice President Guy Preston and senior associates Seda Preston and John Cole are marketing the property on behalf of Becknell. According to a Colliers marketing brochure, the site is positioned as a pad-ready fulfillment and distribution center available for lease, with the address listed as 13522 Pritchard Road.
The city of Jacksonville and the St. Johns River Water Management District had both been reviewing plans for the 609,120-square-foot warehouse prior to the permit issuance. Jacksonville's municipal utility, JEA, issued a service availability determination letter on Feb. 4, 2025, confirming utility access for up to 1.2 million square feet of industrial space across the broader Westlake Lot 21 site.
Land Acquisition and Development History
Becknell, operating through Pritchard Road Florida Becknell Investors III LLC, acquired the full 171-acre vacant site in December 2019 for $8.96 million. The property was subsequently transferred internally to Jacksonville 21 Becknell Industrial LLC on March 26, 2025, for a consideration of $15.2 million. The site was subdivided into two parcels — Lot 21-A and Lot 21-B — separated by the newly constructed Hartrich Court.
Lot 21-A, to the north of Hartrich Court, is the site of the Becknell warehouse now under development. Lot 21-B, a 96-acre parcel to the south, was sold to Sysco International Food Group Inc. for $16.5 million on July 22, 2025. Guy Preston represented Becknell in that transaction.
Adjacent Sysco Warehouse Project and City Incentives
Sysco's acquisition of Lot 21-B coincided with Jacksonville City Council's approval of $2.5 million in economic incentives for the project, which had been code-named Project Moana. According to a city Office of Economic Development staff summary, Sysco plans a capital investment of $80 million in new construction and $10 million in equipment for a 275,000-square-foot expansion warehouse on the site.
A park plan exhibit shows a larger potential buildout for Lot 21-B: a 352,380-square-foot Building 2 with two future expansion phases of 106,210 square feet and 117,661 square feet, bringing the potential total to 576,251 square feet. Combined with Becknell's 609,120-square-foot Building 1 on Lot 21-A, the two sites could accommodate nearly 1.19 million square feet — consistent with JEA's earlier utility clearance for up to 1.2 million square feet.
Houston-based Sysco Corp. describes itself as the world's largest food distributor and already operates two cold-storage food facilities in Jacksonville.
