BGO Acquires 851,500-SF Class A Industrial Real Estate Asset in Rock Hill, SC

BGO has acquired Legacy Park East, an 851,500-square-foot fully leased Class A logistics facility in Rock Hill, South Carolina, within the Charlotte metropolitan area, JLL Capital Markets announced May 18, 2026.

JLL represented the seller, Scannell Properties, in the industrial real estate transaction. Financial terms were not disclosed.

Industrial Real Estate Acquisition Details

Located at 2087 Williams Industrial Blvd., Legacy Park East sits on a 72.7-acre site less than two miles from Interstate 77, Charlotte's primary north-south transportation corridor. The property is positioned within approximately 30 minutes of Charlotte Douglas International Airport, the sixth-busiest airport in the United States, and benefits from proximity to the Norfolk Southern Charlotte Intermodal Terminal, which connects air, rail, and truck transportation to major East Coast ports.

The cross-dock facility features 40-foot clear height and is serviced by 185-foot-deep truck courts with 60-foot concrete aprons, supported by 177 trailer parking spaces and 403 automobile parking positions. Delivered in 2024, the property is fully leased to two tenants operating in the corrugated packaging manufacturing and third-party logistics sectors.
