BGO Acquires 95 Wellington Street West Class A Office Tower in Toronto Financial Core
BGO, a global real estate investment manager with approximately $90 billion USD in assets under management as of December 31, 2025, announced on May 6, 2026 the acquisition of 95 Wellington Street West, a 23-storey Class A office tower in Toronto's Financial Core. The acquisition was made on behalf of the firm's flagship Core strategy and marks BGO's re-entry into the downtown Toronto office market.
Acquisition Details
The property comprises approximately 330,000 square feet of office space and was originally constructed in 1988. In recent years, the building has undergone extensive capital improvements, including a full lobby renovation, complete exterior recladding, curtain wall replacement, HVAC modernization, and technology upgrades. The asset holds WELL Core Platinum and Zero Carbon Building certifications. Financial terms of the transaction were not disclosed. Stikeman Elliott LLP acted as legal counsel for BGO.
BGO Properties, the firm's in-house property management, operations, and leasing platform, will oversee the building's management with a focus on leasing available space and enhancing long-term performance.

95 Wellington Street West offers direct connectivity to Toronto's PATH network and immediate access to Union Station. The building is surrounded by institutional-grade office towers and is in proximity to financial services and retail offerings in the city's core business district.
The building is anchored by tenants across financial services, insurance, investment management, and consulting sectors. Its floor plates average approximately 17,000 square feet, a configuration BGO describes as well suited to boutique and mid-sized organizations.

BGO cited strengthening market fundamentals in Toronto's downtown office sector, including return-to-office mandates, limited new supply, and improving economic conditions. The firm noted that demand in the Financial Core submarket is increasingly concentrated in high-quality, well-located assets.
