BGO Acquires Two Industrial Real Estate Assets in Atlanta Area, Launching U.S. Value-Add Strategy with Saracen Properties

BGO, a global investment management firm, has acquired two industrial real estate assets in the Atlanta metropolitan area, the company announced April 23, 2026. The transactions mark the first investments under BGO's newly created dedicated U.S. value-add industrial strategy and were completed off-market in partnership with regional operating partners.

The acquisitions total approximately 1.04 million square feet across two properties and establish what BGO describes as the foundation of a strategy focused on acquiring and enhancing industrial assets in high-growth U.S. logistics markets.

Two Atlanta-Area Industrial Real Estate Acquisitions

The first acquisition is River Park 6, a 724,687-square-foot Class A logistics facility in Jackson, Georgia. The property, delivered in 2023, sits within the River Park master-planned industrial park along the I-75 corridor. BGO acquired the asset in partnership with operating partner Greenlaw Partners. The facility features modern distribution specifications and is partially leased, with BGO targeting near-term upside through lease-up of remaining space. The broader River Park park has recorded more than 4.4 million square feet of leasing activity since 2024, according to the announcement.

The second acquisition is 101 Aquila Way, a 313,000-square-foot former data center property located in Lithia Springs, Georgia, along Atlanta's I-20 West corridor. The property is currently vacant and will be repositioned to meet demand from logistics and light industrial users. BGO acquired this asset in partnership with operating partner Saracen Properties. The firm plans to undertake a redevelopment program to convert the former data center into modern, market-ready industrial space, with stabilization anticipated within three years.

BGO's Value-Add Industrial Real Estate Strategy

BGO characterized both transactions as off-market deals secured at an attractive basis relative to replacement cost. No purchase prices were disclosed for either property.

BGO's asset management plan includes targeted capital improvements and a phased lease-up approach across both properties. The firm cited Atlanta's extensive transportation infrastructure, access to major population centers, and deep labor pool as factors supporting sustained demand for modern distribution space in the region.

Operating Partners: Saracen Properties and Greenlaw Partners

BGO structured each acquisition with a dedicated local operating partner. Greenlaw Partners serves as the operating partner for River Park 6, while Saracen Properties holds that role for the 101 Aquila Way repositioning effort. Both firms bring regional market expertise to their respective assets as BGO scales its U.S. industrial platform.

BGO did not disclose financing details, loan terms, or equity structures for either transaction. The firm indicated that stabilization of both assets is targeted within a three-year horizon, consistent with a value-add investment strategy.
