WASHINGTON, D.C. — Global real estate investment manager BGO announced April 22, 2026, the acquisition of two Class A medical office properties in the Orlando, Florida metropolitan area, totaling approximately 29,582 square feet of ambulatory surgery space. The facilities — Currency Circle Surgery Center in Lake Mary and Wellness Avenue Surgery Center in Orange City — are 100% leased to United Digestive, a gastroenterology services provider.

Financial terms of the transaction were not disclosed.

Property Details: Currency Circle Surgery Center and Wellness Avenue Surgery Center

Currency Circle Surgery Center, located at 835 Currency Circle in Lake Mary, Florida, comprises approximately 14,532 square feet. The facility sits approximately one mile from Orlando Health Lake Mary Hospital and in proximity to HCA Florida Lake Monroe Hospital.

Wellness Avenue Surgery Center, located at 2863 Wellness Avenue in Orange City, Florida, totals approximately 15,050 square feet. The property is positioned directly across from United Digestive's primary clinical location in the market and within one mile of AdventHealth Fish Memorial Hospital.

Both properties were purpose-built in 2023 as ambulatory surgery centers developed through a partnership between United Digestive and United Surgical Partners International (USPI). The facilities offer a range of outpatient procedures, including colonoscopy, esophagogastroduodenoscopy (EGD), capsule endoscopy, and advanced therapeutic endoscopy services.

Strategic Rationale for the Acquisition

BGO cited the Orlando–Kissimmee–Sanford metropolitan statistical area as among the fastest-growing large markets in the United States. The firm noted that leading hospital and patient care networks — including AdventHealth, Orlando Health, and HCA Healthcare — anchor the region's expanding healthcare sector, reinforcing long-term demand for outpatient medical services.

BGO manages approximately $90 billion in assets under management as of December 31, 2025, and operates offices in 25 cities across 12 countries. The firm's portfolio spans office, industrial, multi-residential, retail, and hospitality assets across global markets.

Both facilities are new construction, having been built in 2023, and are fully occupied under leases with United Digestive. BGO noted that the Orlando metro's healthcare infrastructure — anchored by major systems such as AdventHealth, Orlando Health, and HCA Healthcare — has supported growing demand for outpatient services.
