Brennan Investment Group has acquired a three-building, 439,600-square-foot Class A industrial portfolio in Nampa, Idaho, the firm announced July 16, marking its entry into the Boise industrial market. Financial terms of the transaction were not disclosed.

The portfolio, completed in 2023, consists of three tilt-up industrial buildings situated at the intersection of Franklin Road and Star Road in Nampa, minutes from Interstate 84. The assets are fully leased, and Brennan described the deal as offering "durable cash flow" and "limited near-term lease rollover."

Portfolio Specifications and Submarket Position

The three buildings feature 32-foot clear heights, early suppression fast response (ESFR) sprinkler systems, and truck courts exceeding 130 feet. The 2023 construction vintage means the assets are modern Class A construction.

Nampa is described by Brennan as the Boise area's largest and highest-absorbing industrial submarket. The portfolio's proximity to Interstate 84 provides access to regional distribution lanes.

Exact per-building square footage breakdowns and tenant rosters were not disclosed in the announcement.
