Brennan Investment Group Completes Industrial Real Estate Acquisition in Denver's Montbello Submarket

Brennan Investment Group has completed an industrial real estate acquisition in Denver, purchasing a 64,000-square-foot building at 4881 Ironton Street within the Montbello Industrial Park, the firm announced May 14. The property sits on approximately 3.32 acres in Denver's Northeast Industrial submarket, one of the largest industrial submarkets in the metro area.

The real estate acquisition marks another move by the Chicago-based firm into Denver's infill industrial segment, where availability of small- to mid-size spaces has remained tight relative to the broader market.

Property Features and Repositioning Strategy

The building offers 21-foot clear heights, significant power capacity, multiple dock-high doors, drive-in access, and excess outdoor storage. The property is currently vacant, and Brennan Investment Group intends to reposition the asset through targeted capital improvements and lease-up efforts.

The firm said it will pursue a flexible leasing strategy, with the ability to accommodate either a single tenant occupying the full 64,000 square feet or a multi-tenant configuration. Brennan Investment Group will also consider a sale to an owner-user, according to the announcement.

Location and Submarket Context

The property is located less than one mile from Interstate 70, providing direct access to Denver's major transportation corridors, including Interstate 25 and the broader regional highway system. The Northeast submarket represents the largest industrial submarket in Denver, according to the firm, with continued tenant demand and relatively tight vacancy for spaces in the 20,000- to 65,000-square-foot range.

Brennan Investment Group described the small-bay segment as "supply-constrained," noting the Montbello Industrial Park as a core infill location within Denver's Northeast Industrial submarket.

Brennan's Five-Year Business Plan and Denver Strategy

Brennan Investment Group intends to execute a five-year business plan focused on leasing and stabilization, capitalizing on continued demand for infill industrial product and limited new supply in the small-bay segment.
