Prime Beverage Group, a beverage contract manufacturer and co-packing company, has agreed to occupy the entirety of Velocity 74 Trade Center in Fairland, Indiana — a 915,720-square-foot LEED Silver industrial facility developed and constructed by Browning Real Estate Partners. The announcement was made June 26, 2026, and marks Prime Beverage Group's entry into the Indianapolis metropolitan area.

Deal Overview: Full-Building Lease at Velocity 74 Trade Center

Located in Fairland, Indiana, with direct access to Interstate 74, Velocity 74 Trade Center is a cross-docked industrial facility developed by Browning Real Estate Partners to serve production, warehousing, and distribution users. The building carries a LEED Silver certification.

Prime Beverage Group will use the facility as a beverage production hub, installing advanced mixing, filling, and packaging technologies tailored to premium beverage brands. The Shelby County location will complement the company's existing operations in Kannapolis, North Carolina, with the goal of improving supply chain efficiency and reducing turnaround times for brand partners in Midwest markets.

"This expansion marks an exciting next chapter for Prime Beverage Group as we continue to support our brand partners and welcome new brands in the beverage industry as we work together to meet increased consumer demand for innovative, high-quality beverages," said Shannon Fowler, Business Commercialization Manager at Prime Beverage Group.

John West, VP of Business Analytics and Environmental Health and Safety at Prime Beverage Group, added: "The Indianapolis area offers strategic advantages, including a talented workforce, robust logistics infrastructure, and proximity to major consumer markets. We're thrilled to bring our cutting-edge capabilities to this dynamic region and create new opportunities for growth."

Browning Real Estate Partners and Shelby County Officials Weigh In

Mark Susemichel, Chief Development Officer at Browning Real Estate Partners, commented on the lease. "Browning developed Velocity 74 Trade Center to add modern industrial capacity in a market well-positioned for growth," Susemichel said. "Prime Beverage Group's decision to occupy and operate the entire facility demonstrates both the strength of this location and the versatility of the building. We are excited to support their expansion in partnership with Shelby County and the broader Indianapolis region."

Shelby County Development Corporation Executive Director Brian Asher said the lease reinforces the county's position as an industrial destination. "Prime Beverage Group's decision to expand into Shelby County reflects the kind of investment our community is well-positioned to support," Asher said. "With direct access to I-74, proximity to Indianapolis and major consumer markets, available industrial sites, and a workforce known for hard work and quality workmanship, Shelby County offers companies the connectivity, capacity, and partnership they need to grow."

Brokerage Representation

Prime Beverage Group was represented in the transaction by Warren Snowdon, SIOR, of Foundry Commercial, and Brian Zurawski, SIOR, of Colliers. Browning Real Estate Partners was represented by Jimmy Cohoat, SIOR, and Jason Speckman, SIOR, also of Colliers. Financial terms of the lease were not disclosed.

Prime Beverage Group's Midwest Expansion

The Fairland facility is part of a broader geographic expansion by Prime Beverage Group beyond its Kannapolis, North Carolina base. The company provides contract manufacturing and co-packing services for a range of beverage categories, including hard seltzers, ready-to-drink cocktails, energy drinks, prebiotic sodas, protein beverages, and juices, among others.

By pairing its existing North Carolina operations with a Midwest facility at Velocity 74, Prime Beverage Group aims to improve distribution reach for its brand partners across the region.
