Castello SGR Acquires Calampiso Resort in Sicily for €100M Hospitality Real Estate Investment

Castello SGR has completed the acquisition of Calampiso Resort, a hospitality property located in western Sicily near San Vito Lo Capo and the Riserva Naturale dello Zingaro, through one of the funds managed by its Hospitality Italian Infrastructure Platform (HIIP). The transaction involves a total financial commitment of approximately €100 million, covering both the acquisition and a comprehensive redevelopment program.

The resort currently comprises 250 units including rooms and apartments across a site area exceeding 150,000 square meters.

Ultra-Luxury Repositioning Strategy for Hospitality Real Estate

Castello SGR plans to execute a complete regeneration of the Calampiso Resort, targeting repositioning into the ultra-luxury segment. The redevelopment will encompass both interior and exterior components of the property, with the resort scheduled to open to the public in 2029. The firm intends to partner with a major international hotel brand for the project.

Schiavo added that the investment aims to create value not only for investors but also for the territory and local communities, contributing to support the tourism sector of the Sicily region.

HIIP Platform Expansion in Italian Hospitality Real Estate Market

The Calampiso acquisition represents Castello SGR's first investment in Sicily and follows recent HIIP transactions at Pognana Lario on Lake Como and Dolonne in Courmayeur. The platform focuses on identifying iconic locations with high potential for value creation through active and sustainable management approaches.

The property's location in western Sicily, near San Vito Lo Capo and adjacent to the Riserva Naturale dello Zingaro, positions it within an established tourism destination. The 2029 opening timeline allows for comprehensive redevelopment to meet ultra-luxury market standards.
