CORSICO, Italy — Castello SGR, acting through its Fondo Heisenberg, has launched a comprehensive redevelopment of a mixed-use complex spanning more than 30,000 square meters in Corsico, a municipality southwest of Milan, the firm announced. The project, entrusted to Milan-based architecture studio Alerta Design, is slated for completion by 2027.

Project Scope and Design Program

The property is located between Via Giuseppe Di Vittorio and Via Molinetto di Lorenteggio in Corsico, along an axis connecting Milan to municipalities in the southwestern metropolitan area. Castello SGR said the initiative involves a full interior overhaul, reconfiguration of exterior areas, and a new functional layout for the building.

Under the approved program, the ground floor will retain a predominantly commercial designation, with the stated objective of strengthening neighborhood services and creating new points of access for residents and area users. Upper floors will accommodate a mix of office and hospitality functions, while the rooftop is planned as a distinctive architectural feature of the project.

Location and Transit Access

Castello SGR highlighted the asset's proximity to several infrastructure and amenity anchors as central to the project's strategic rationale. The complex sits near the new San Cristoforo station on Milan's M4 metro line, the Naviglio Grande waterway, the ATM Molinetto di Lorenteggio parking facility, and green spaces including the Parco Area ex Pozzi.

Firm and Fund Background

Castello SGR is the investment management entity executing the project through its Fondo Heisenberg vehicle. The firm did not disclose the acquisition price, current occupancy, financing structure, or a breakdown of square footage by use type in its announcement. No anchor tenants or lease-up details were provided.

Alerta Design, the Milan-based studio appointed to lead the architectural program, will oversee the design of interior spaces, exterior areas, and the rooftop element through the 2027 completion target.

Castello SGR described the initiative as a significant intervention for Corsico and the southwestern quadrant of the Milan metropolitan area, citing the project's contribution to the functional renewal of the complex and the creation of new opportunities for the surrounding territory.
