Castello SGR Secures €50M Construction Financing for Luxury Hotel Bellevue in Cortina d'Ampezzo

Castello SGR announced it has obtained approximately €50 million in construction financing for the development of the Hotel Bellevue Cortina d'Ampezzo, a luxury hospitality real estate project in the heart of the Italian Alps. The financing was arranged on behalf of the Five Lakes closed-end alternative real estate investment fund.

The transaction represents a significant investment in hospitality real estate in provincia of Belluno, specifically targeting the upscale alpine tourism market in one of Italy's most prestigious mountain destinations.

Esclusiva Real Estate Development in Prime Alpine Location

The project involves the complete redevelopment of the historic Hotel Bellevue, located on Corso Italia in Cortina d'Ampezzo. The property sits on the main thoroughfare of the renowned mountain resort town, positioning it as an esclusiva real estate asset in one of the most sought-after locations in the Alpine arc.

The redeveloped hotel will feature 80 luxury rooms, including 27 suites with mountain views. Amenities will include a 500-square-meter spa, indoor and outdoor swimming pools, and curated food and beverage offerings. The property is being repositioned as a high-end "alpine club" concept designed to deliver exclusive hospitality experiences.

The development is being promoted by Proterra Investment Partners and Invel Real Estate.

Accor to Operate Under Emblems Collection Brand

Upon completion, the hotel will be operated by Accor under its Emblems Collection brand. The partnership with the international hospitality operator is expected to strengthen the destination's attractiveness through a top-tier international management presence.

The Milan-based asset manager has demonstrated consistent activity in hospitality real estate financing. Castello SGR manages the Five Lakes fund as owner of the project, alongside other real estate investment vehicles.

The transaction reflects investment activity in Italian luxury hospitality real estate. Cortina d'Ampezzo's prime location in the Dolomites continues to attract capital for upscale hotel assets.

The emphasis on wellness amenities, including the 500-square-meter spa and pool facilities, aligns with broader industry trends in alpine tourism. The conversion to a branded hotel operation under Accor's management represents a competitive strategy increasingly favored in the luxury segment.
