CenterSquare Investment Management announced January 30, 2026, that it has merged its private market equity and debt real estate teams under Co-Chief Investment Officer Robert Holuba, eliminating traditional silos between capital structures as the commercial real estate market enters a recovery phase.

The Conshohocken, Pennsylvania-based firm's restructuring positions its private real estate investment activities around high-conviction themes in retail, industrial, and rental housing. Co-Chief Investment Officer Dean Frankel will continue leading CenterSquare's public real estate investment platform following the dual leadership appointments made in December 2025.

Strategic Integration of Commercial Real Estate Financing Capabilities

"The integration of our teams under veteran Rob Holuba marks an important milestone of growth within our private markets business," said E. Todd Briddell, Chief Executive Officer of CenterSquare Investment Management. "As the market recovers and the next real estate cycle gears up, this change will enhance collaboration and strengthen our access to direct, structured-equity and debt-like preferred equity opportunities."

The unified structure bridges listed real estate securities and private real estate markets, integrating market insights to inform decision-making across all market cycles and capital structures.

Robert Holuba emphasized the firm's client-driven approach: "This is a tangible example of our 'listen-first' philosophy. Our clients told us they need deeper insights across the capital stack and more flexible ways to access real estate; this integrated structure is our direct answer."

Leadership Structure

Under the updated private real estate structure, three leaders now report directly to Holuba:

The three managing directors will work closely with Holuba to oversee asset management activities and origination and underwriting of both equity and debt transactions across CenterSquare's Private Real Estate Group. By offering more flexible capital solutions to real estate owners, operating partners, and borrowers, the combined teams aim to secure greater access to opportunities meeting the firm's underwriting and investment criteria.

Market Context

The dual-CIO model positions CenterSquare to remain nimble in identifying opportunities across property types and capital structures. The firm aims to deliver specialized access and flexible investment vehicles as the market transitions from downturn to recovery.

The firm's emphasis on retail, industrial, and rental housing aligns with sectors the company views as positioned for the next real estate cycle. The integration positions the firm to capitalize on opportunities as commercial real estate financing conditions improve and transaction volumes increase.
