LOS ANGELES — November 3, 2025: CIM Group and Bryant Group Ventures announced the first closing of the CIM-BGV Affordable Housing Impact Fund (AHIF), securing more than $250 million in total investment capacity to support affordable multifamily housing across the United States, according to a company release.

Fund Targets Multifamily and Affordable Housing

The CIM-BGV Affordable Housing Impact Fund (AHIF) aims to address the need for affordable housing through the acquisition of existing properties and ground-up development. The fund’s initial close, completed on October 17, 2025, marks a step toward its goal of approximately $1 billion in total capacity for affordable housing investments. The fund will focus on markets including Southern California, Georgia, the Washington, D.C. metro area, the New York metro area, and Florida.

Anchor Investors and Financial Partners

Anchor investors include Flagstar Bank and Truist Bank, with additional equity support from City National Bank and other financial institutions. The fund’s total investment capacity combines equity and loan capacity, according to the announcement.

Strategic Partnership and Community Focus

CIM-BGV Impact Ventures combines CIM Group’s experience in real estate, credit, and infrastructure with Bryant Group Ventures’ focus on inclusive economic growth. John Hope Bryant, founder of Bryant Group Ventures, has led organizations that have helped guide more than $4 billion in capital to underserved communities over the past three decades, according to the release.

The partnership plans to invest in both the acquisition of existing properties and new development projects. It also intends to engage local vendors for property-related services and support programs that promote financial literacy and long-term financial well-being.

Pipeline and Market Outlook

The fund has a pipeline of opportunities and expects to begin closing transactions in its initial key markets within the next few months. The initiative is also designed to offer Community Reinvestment Act credit opportunities for participating financial institutions.

According to CIM Group, the fund’s strategy aligns with its broader mission to generate community and economic value through targeted real estate investment and development.
