ATLANTA — CIM Group announced that Hotel Phoenix, a 19-story, 292-room hotel, will open Dec. 1, 2025, at Centennial Yards, the $5 billion mixed-use redevelopment in downtown Atlanta.

First Hotel at Centennial Yards

Hotel Phoenix will be the first hotel to open within Centennial Yards, a 50-acre project led by CIM Group through its subsidiary, Centennial Yards Company. The development is being transformed into a mixed-use district featuring commercial, residential, retail, entertainment, office, and hospitality components.

According to CIM Group, Centennial Yards will include approximately 8 million square feet of new space, with 4 million square feet dedicated to retail, entertainment, office, and hotel uses, along with about 2,000 residential units and public gathering areas.

Design and Features

The 19-story Hotel Phoenix will feature 292 guest rooms, including 15 suites and a penthouse. The hotel will join the Preferred Hotels & Resorts L.V.X. portfolio. Its architecture and interior design draw inspiration from Atlanta’s historic rail system, combining modern industrial elements with references to nearby civic and government landmarks. The property will also include a curated art collection featuring works by local and national artists.

“Hotel Phoenix was designed to make every guest feel the essence of Atlanta the moment they arrive,” said Gary Schweikert, managing director of hospitality at CIM Group.

Development Context

As one of the first ground-up developments in the district, Hotel Phoenix is described by CIM Group as a symbol of progress within the 50-acre area. The company stated that the opening represents a milestone for Centennial Yards and downtown Atlanta.

“The opening of Hotel Phoenix is a pivotal moment for Centennial Yards and for downtown Atlanta,” said Brian McGowan, president of Centennial Yards Company.
