Corten Real Estate Launches $1 Billion Senior Credit Platform Targeting U.S. Multifamily Debt
Corten Real Estate has launched a $1 billion senior credit platform in partnership with a major insurance company, targeting commercial real estate financing across the multifamily, hospitality, office, and office-to-residential conversion sectors in the United States, the firm announced.
P.J. Yeatman, Managing Partner and a Founder of Corten Real Estate, discussed the new platform with the Philadelphia Business Journal, describing a program designed to originate primarily first-lien mortgages and, on a selective basis, senior secured mezzanine loans. The partnership has already closed two mortgages totaling roughly $280 million for large multifamily buildings.
Platform Strategy: Targeting Maturing Construction Loans in Oversupplied Markets
Yeatman told the Philadelphia Business Journal that the firm is focused on stabilizing buildings with maturing construction loans in oversupplied markets.
Scope of the Platform
Beyond multifamily real estate, Corten's senior credit platform also encompasses office real estate, office-to-residential conversions, and hospitality properties across the United States. The program originates primarily first-lien mortgages and, on a selective basis, senior secured mezzanine loans across these property types.
Early Deployment
With two mortgages totaling approximately $280 million already closed at the time of the announcement, the platform has moved from launch to deployment. Both transactions involved large multifamily buildings, consistent with the firm's stated focus on the multifamily sector as the core of the new credit program.
The identity of the insurance company partner was not disclosed in the source materials reviewed.
