Garden Communities Advances 322-Unit Residences at Heritage Park in West Hartford

WEST HARTFORD, Conn. — Garden Communities announced Nov. 5 that construction is progressing at The Residences at Heritage Park, a 322-unit multifamily development at 1360 Trout Brook Drive in West Hartford. The firm anticipates launching leasing in late spring 2027.
"It's exciting to see The Residences at Heritage Park taking shape," said Eli Pechthold, managing director of Garden Communities. "This new community reflects our continued focus on delivering high-quality multifamily housing in sought-after locations, and brings a new residential option to one of central Connecticut's most active and in-demand housing markets."
Project Details and Amenities at The Residences at Heritage Park
The development comprises four buildings with 322 rental apartments. The unit mix includes one- and two-bedroom apartments, some with dens and balconies. Garden Communities, which is developing and will manage the property, describes the project as luxury rentals complemented by on-site lifestyle amenities.
Amenities are included at no additional cost to residents, according to the firm. Community spaces will include a clubhouse with a tasting kitchen, fitness center and office workstations; a rooftop gathering area; and an outdoor swimming pool. The property will also offer on-site management, covered and surface parking, EV charging stations and a dog park.
Site History and Land Acquisition
The site is a portion of the former UConn West Hartford campus property, previously associated with 1700 Asylum Avenue. A 14.866-acre portion of the former campus sold to Garden Homes-affiliated ownership for $22.7 million in August 2024. Based on the 322 planned apartments, the land cost works out to approximately $70,497 per unit.
The project is part of a broader Heritage Park redevelopment that includes 415 total rental units across both sides of Trout Brook Drive. Approximately 8% of the 322-unit project is designated as deed-restricted affordable housing.
West Hartford Location and Hartford-Area Market Context
Garden Communities cited West Hartford's No. 1 ranking on Niche.com's 2026 "Best Places to Live in the Hartford Area." The firm said the town blends suburban tranquility with everyday convenience and is proximate to major highways, shopping and dining options, public schools, and parks and recreational facilities.
Hartford-area multifamily fundamentals have remained supportive of new Class A development even as rent growth moderates. IRR describes the market as having tight occupancy and "frictional" vacancy, with limited homeownership availability sustaining rental demand. The firm expects additional Class A market-rate and affordable construction through 2026 and projects Connecticut multifamily rent growth of approximately 1.5% to 2.5% annually over the following three years.
Multifamily pricing in the South and North Hartford submarkets rose 7% year over year to $129,956 per unit in 2026. Older Hartford-area stock recorded asking-rent growth of 27% since 2019, reaching approximately $1,193 per month. Vacancy stood at 5.2% in South Hartford and 8.6% in North Hartford, with roughly 760 units under construction in North Hartford.
Garden Communities' Regional Pipeline
Short Hills, N.J.-based Garden Communities describes itself as one of the region's most active developers in its high-end niche. The firm said its multifamily pipeline will introduce dozens of new rental apartment and townhome communities across the New York/New Jersey/Connecticut tri-state area over the next several years. Its broader portfolio spans Connecticut, New Jersey, New York, Maryland, Massachusetts and several other states.
