Crescent Communities Opens 300-Unit NOVEL Douglasville Multifamily Community in Metro Atlanta

DOUGLASVILLE, Ga. — Crescent Communities has completed and opened NOVEL Douglasville, a 300-unit multifamily community situated within The Trails mixed-use development in Douglasville, Georgia, approximately 20 miles west of downtown Atlanta. The grand opening, announced Sept. 14, 2026, adds a five-building, mid-rise residential asset to a suburban Atlanta corridor being reshaped by studio-driven employment growth.
Financial partners on the project include CIBC, Great Southern Bank, and Phoenix Capital Management. Crescent Communities Construction served as the general contractor. Leasing is underway at the property, located at 2800 Foxfield Parkway, Douglasville, GA 30135.
Property Details and Amenities
NOVEL Douglasville occupies 13 acres within The Trails, a Foxfield Company mixed-use project just off Interstate 20. The development comprises five four-story buildings offering one-, two-, and three-bedroom floor plans, with smaller layouts beginning at 723 square feet.
On-site amenities include a resort-style pool and sundecks, a pond overlook with grills, a firepit and Adirondack-style seating, an open-air event and game lawn, and a clubroom with a full kitchen, covered porch, and outdoor fireplace. The property also features a coffee café and coworking space, a fitness center, a dog park, dog-wash stations, and private dog-friendly areas.
As part of The Trails master plan, residents have walkable access to 60,000 square feet of commercial and office space, a hotel, and additional retail connected by pedestrian paths. The community sits just south of I-20, providing access to Hartsfield-Jackson Atlanta International Airport and regional employment centers including WellStar Douglas Medical Center.
Lionsgate Studios Adjacency
NOVEL Douglasville is positioned adjacent to a 500,000-square-foot film studio complex anchored by Lionsgate and owned and operated by Great Point Studios. The studio campus spans roughly 40 acres and represents a $200 million investment, making it a significant employment anchor for the surrounding submarket.
The Trails master plan is designed to deliver 575 luxury apartments and townhomes, single-family homes, a Home2Suites hotel, Class A office space, and retail. NOVEL Douglasville serves as the core Class A rental component within that broader plan.
Rents at the property are being marketed starting around $1,543 per month, consistent with Class A suburban pricing in the Douglasville and west Atlanta corridor.
